Position Summary

The BIM/Permit Manager is Timeline Design + Build's go-to resource for producing highly accurate construction documents and successfully navigating the permitting process. This role owns each project from schematic design through city approval, sitting at the intersection of design technology and regulatory compliance. The ideal candidate is a master of Revit, has deep knowledge of local building codes, and is comfortable engaging directly with city officials to keep permits moving efficiently.

Key Responsibilities
1. Team Leadership & Drafting Management
  • Lead, manage, and hold the drafting team accountable for quality, accuracy, productivity, and project deadlines.
  • Assign drafting resources and balance workloads to meet project schedules.
  • Review work, provide coaching, and ensure compliance with Revit standards and department QA/QC processes.
  • Support the training and professional development of the drafting team.
2. Revit Mastery & Document Production
  • Develop precise, detailed, and buildable construction documents in Revit.
  • Create and manage project models, families, and templates for consistency and efficiency.
  • Produce site plans, floor plans, elevations, sections, and details that meet both design intent and regulatory requirements.
  • Coordinate consultant drawings into Revit to ensure alignment across disciplines.
3. Permit & Code Expertise
  • Manage the complete permitting process from submittal to approval.
  • Act as the primary point of contact with city planning and building departments.
  • Research, interpret, and apply local building codes, zoning ordinances, and permit requirements.
  • Anticipate potential permitting issues and propose solutions early in the process.
4. Project Support & Coordination
  • Collaborate with architects, interior designers, estimators, and project managers to ensure smooth design-to-permit transitions.
  • Perform field measurements and create “As-Built” Revit models for remodel projects.
  • Track submittal timelines and maintain organized records of city comments and resubmittals.
5. Quality Control
  • Review all drawings and submittals for accuracy, completeness, and compliance.
  • Ensure plans are permit-ready and minimize back‑and‑forth with city officials.
  • Provide technical guidance to team members on Revit best practices and code compliance.
6. Continuous Improvement
  • Stay current on updates to Revit, building codes, and permitting processes.
  • Recommend workflow improvements to enhance efficiency and accuracy.
  • Support sustainability goals by integrating green building practices into designs.

  • Design, BIM, Project Management, Estimating, and Production teams are aligned and coordinated throughout the project lifecycle.
  • Continuous process improvements increase efficiency, reduce errors, and improve the permitting process.
Qualifications
Education
  • Bachelor’s degree in Architecture, Drafting/Design Technology, or equivalent professional experience.
Experience
  • 5–8+ years in high‑end residential design and documentation, with a strong focus on permitting and code compliance.
Technical Skills
  • Expert‑level proficiency in Revit (family creation, work‑sharing, documentation sets).
  • Strong knowledge of local codes, zoning regulations, and permitting requirements.
  • Familiarity with Rendering software a plus.
  • Proficient in Microsoft Suite (Word, Excel, Outlook, Teams).
Soft Skills
  • Excellent communication and interpersonal skills, especially when dealing with city officials.
  • Strong organizational skills with the ability to manage multiple permits/projects simultaneously.
  • Detail‑oriented and proactive in problem‑solving.
