Job summary

Smith Douglas Homes is seeking a Construction Manager to lead home-building projects in our communities. You will work with trade partners, the sales and construction teams to ensure homes are built on schedule, within budget, and to high-quality standards.

You will oversee inspections, cost control, and customer interactions, and ensure a smooth transition from model home to sale. A strong background in residential construction is essential.

Qualifications

• High School diploma required; Bachelor's degree in Construction Management or related field is a plus.
• Minimum of three years construction management experience, residential preferred.
• Proven ability to monitor and manage trade partner performance.
• Proficient in Microsoft Office; able to learn SMART software.

Responsibilities

• Use SMART to manage the construction of homes.
• Plan frame start and monitor progress.
• Verify material quantities against the Purchase Order.
• Complete municipality and internal inspections.
• Manage trade partners based on scope and schedule.
• Ensure homes meet quality standards and specifications.
• Manage costs to meet budgets.
• Determine net cost of VPO and negotiate re-work when necessary.
• Achieve home acceptance through quality assurance.
• Conduct homeowner orientations and acceptance walks with customers.
• Collaborate with Sales Agents to resolve customer concerns and attend weekly community meetings.
• Obtain Building C.O.
• Ensure community cleanliness.
• Convert model homes for sale.
