Job summary

Smith Douglas Homes is seeking a Construction Manager to lead home-building efforts within its communities. The role focuses on delivering projects on schedule and within high quality and cost targets, coordinating with trade partners, sales, and internal teams.

You will oversee the construction process from frame start to final closing, ensuring regulatory compliance, accurate budgets, and exceptional customer experiences.

Qualifications

• High School diploma required; Bachelor’s degree in Construction Management or related field is a plus.
• Minimum of three years construction management experience, residential preferred.
• TDEC level 1 certification.
• Proficiency in Microsoft Office and ability to learn SMART software.

Responsibilities

• Use SMART to manage the construction of homes.
• Plan frame start and monitor progress.
• Verify material quantities against the Purchase Order.
• Complete municipality and internal inspections.
• Manage work of Trade Partners based on scope of work and schedule.
• Ensure homes meet quality and construction standards and printed specifications.
• Manage cost to meet budgets.
• Determine net cost of VPO and negotiate re-work when necessary.
• Achieve acceptance of home through quality assurance process.
• Perform homeowner orientations and acceptance walks with customers.
• Work with Sales Agents to resolve customer concerns, attend weekly community meeting.
• Obtain Building C.O.
• Convert model home as required for sale.
