Job summary

Campus Apartments seeks an Experienced Residential Building Engineer to maintain and manage the physical and mechanical upkeep of our property in Atlanta. You will oversee maintenance staff, schedule improvements, and ensure high tenant service levels.

The role requires a high school diploma, HVAC and electrical certifications, and at least two years of supervisory experience. A valid driver's license and pool operator license (if applicable) are preferred.

Qualifications

• High school diploma required.
• HVAC certification required.
• Electrical certification (commercial and residential) required.
• Universal certification to be obtained within one year of hire.
• Valid driver’s license and current automobile insurance required.
• Licensed pool operator if the community maintains a pool.
• Minimum of two years supervisory experience preferred.
• Excellent customer service skills essential.
• Strong interpersonal skills and ability to communicate instructions accurately.

Responsibilities

• Maintain painting and cleaning of the property (internal and external).
• Perform maintenance work (including mechanical work), code work, fire alarm checks, and capital improvement projects completed in-house.
• Schedule capital improvement projects and apartment work.
• Set scope, obtain bids, check contractors and submit for approval when improvements are done with outside contractors.
• Repair appliances (refrigerators, stoves, dishwashers) and obtain quotes for replacements.
• Repair and ensure boiler machinery is in good condition; complete monthly inspection reports.
• Snow removal where applicable.
• Order pool supplies and maintain them where applicable.
• Maintain good tenant relations and inform General Manager of any problems.
• Manage night and weekend maintenance staff; includes bus drivers where applicable.
• Ensure maintenance staff complete all work orders timely, professionally, and courteously.
• Hire and terminate maintenance staff in cooperation with General Manager; includes cleaners, painters, grounds, etc.
• Ensure payroll is submitted accurately and on time for maintenance staff.
• Work with General Manager on daily scheduling and budgeting.
