Responsibilities

  • Lead and manage all leasing activities to achieve occupancy, revenue, and resident retention goals.
  • Conduct apartment tours and deliver an exceptional first impression of the FLATS brand.
  • Manage the leasing process from initial inquiry through lease execution.
  • Oversee prospect follow-up and leasing pipeline management to maximize conversion.
  • Maintain knowledge of pricing, availability, concessions, and community amenities.
  • Monitor leasing performance, traffic, lead sources, and conversion metrics, implementing strategies to improve results.
  • Own the resident journey from prospect through move-out.
  • Complete move-in processing and lease charges in Yardi.
  • Conduct a 48-hour move-in follow-up and coordinate Inventory Condition Forms.
  • Serve as the primary point of contact for resident questions, concerns, and amenity reservations.

POSITION SUMMARY

The Resident Manager is responsible for the on-site property operations revolving around the resident life cycle. The purpose of the Resident Manager is to effectively manage and coordinate the experience of the resident’s life cycle during occupancy and achieve the highest resident satisfaction possible. The Resident Manager is responsible for all phases of community operations including training, mentoring, and developing team members. You will manage Flats LLC objectives and strive to meet owners’ and/or partners’ performance goals, which include adhering to operating budget, increasing the cash flow, maintaining the physical asset, and providing impressive customer service for residents. You will be leading a dedicated team and working collaboratively with all support departments at Flats LLC. The Resident Manager will supervise and train the leasing consultants, when applicable, while reporting directly to the Property Manager.

  • Active Leasing License required.

Leasing & Occupancy
  • Lead and manage all leasing activities to achieve occupancy, revenue, and resident retention goals.
  • Conduct apartment tours and deliver an exceptional first impression of the FLATS brand.
  • Manage the leasing process from initial inquiry through lease execution.
  • Oversee prospect follow-up and leasing pipeline management to maximize conversion.
  • Maintain knowledge of pricing, availability, concessions, and community amenities.
  • Monitor leasing performance, traffic, lead sources, and conversion metrics, implementing strategies to improve results.
Marketing & Reputation Management
  • Maintain the property's social media presence in partnership with the marketing team.
  • Monitor and respond to online reviews in a timely, professional manner while promoting positive resident engagement.
  • Assist with marketing initiatives and outreach events that increase community visibility and leasing traffic.
Resident Experience
  • Own the resident journey from prospect through move-out.
  • Complete move-in processing and lease charges in Yardi.
  • Conduct a 48-hour move-in follow-up and coordinate Inventory Condition Forms.
  • Serve as the primary point of contact for resident questions, concerns, and amenity reservations.
  • Plan and coordinate resident appreciation events and community engagement activities that enhance resident satisfaction and retention.
Renewals & Retention
  • Manage renewal outreach, communication, and lease execution.
  • Maintain renewal tracking and reporting.
  • Develop proactive retention strategies to improve renewal performance.
  • Partner with the Property Manager to achieve occupancy and retention goals.
Move-Out Coordination
  • Process notices to vacate in Yardi.
  • Coordinate move-out communication and scheduling.
  • Conduct final move-out walkthroughs.
  • Partner with the maintenance team to ensure timely apartment turns and make-ready completion, minimizing vacancy loss.
Operations
  • Maintain accurate resident records and lease documentation.
  • Partner with maintenance to coordinate resident service expectations, apartment readiness, and unit turn schedules.
  • Collaborate with onsite teams to deliver an exceptional resident experience.
  • Identify and support operational process improvements that increase efficiency and resident satisfaction.
  • Perform other duties as assigned.
Work Environment
  • This is an on-site position. Regular attendance at the assigned community is required. Hybrid and remote work arrangements are not available for this role.
