Job summary

American Homes 4 Rent, L.P. is seeking a Resident Maintenance Specialist to maintain property quality and resident comfort. You will oversee maintenance requests, balance cost control with service, and preserve assets across a Schaumburg portfolio.

The role requires a high school diploma, 1+ year in construction/maintenance or similar fields, and bilingual English/Spanish is a plus. Strong communication and MS Office skills are expected, with weekend/evening flexibility.

Qualifications

• High School Diploma or GED required.
• Verbal and written communication skills essential.
• Experience with Microsoft Office and customer service software.
• Bilingual (English/Spanish) preferred.
• Ability to manage time and resolve conflicts effectively.

Responsibilities

• Oversee a portfolio of maintenance work from initiation to completion.
• Assist in managing Capital Improvement Projects and vendors.
• Collaborate with supervisors and field schedulers to meet service order metrics.
• Receive, review, and document maintenance requests in company systems.
• Assign work orders to internal or external resources per guidelines.
• Approve vendor bids and manage change orders.
• Diagnose maintenance problems and determine solutions.
• Determine costs using company guidelines and communicate proposals to leadership.
