The Mansions at Decatur is seeking a Maintenance Assistant to support daily maintenance operations across the property, interact with residents and visitors, and uphold safety procedures at all times.

The role requires a professional, courteous, outgoing demeanor, with strong customer service and communication skills, and the ability to work with limited supervision or travel for emergencies.

Qualifications

• Part-time position
• Must pass a comprehensive Criminal Background Screening
• Pre-employment Drug Test
• Reliable transportation and good attendance
• Ability to walk, sit, stand, bend or kneel; lift 25–50 lbs
• Customer service: professional, prompt and courteous with residents, visitors, contractors, coworkers and supervisors
• Follow verbal and written instructions with attention to detail
• Self-motivated; able to work with/without supervision
• Communicate politely with customers, coworkers and supervisors
• May be on-call for maintenance emergencies
• May travel to other Mansions Senior Living Communities for emergencies or fill-in shifts
• 3 years experience in apartment/building maintenance preferred
• Additional certifications or training are a plus
• Maintenance test may be required to assess knowledge and skill level
• Maintain thorough knowledge of property policies, safety and emergency procedures

Responsibilities

• SERVICE REQUESTS / WORK ORDERS: organize scheduling and tracking system to complete maintenance requests promptly
• PLUMBING: repair/replace/install faucets, pipes, water heaters, toilets, disposals, dishwashers, refrigerators, washers/dryers; unclog drains
• ELECTRICAL: repair/replace/install switches, fuses, outlets, ceiling lights and fans, thermostats
• CARPET/TILE cleaning and repairs
• PAINTING: perform painting and touch-ups
• DRYWALL: patch holes and fix dents
• APPLIANCES: repair/replace major appliances
• HVAC: basic maintenance, repair and replacement; change filters
• PREVENTATIVE MAINTENANCE: schedule and perform routine tasks to prevent deterioration
• CURB-APPEAL and APPEARANCE: grounds upkeep, weeds, oil-stain removal, light bulb replacement
• GENERAL CLEANING: tidy shared areas, lobby, common areas, fitness/recreational areas; clean fixtures and floors
• APARTMENT CLEANING
• SNOW REMOVAL: snow removal and gritting as needed
