CLS Living in Tuscaloosa is seeking an Account Manager to join our vibrant, design-forward communities. You will support property operations, leasing success, and resident satisfaction while guiding a high-performing team.

The role emphasizes leadership, customer experience, and financial performance; you will collaborate on marketing, manage relationships, and ensure accurate property management practices.

Qualifications

• Bachelor’s degree preferred; or 2–4 years in student housing or similar PM setting; or an equivalent combination.
• Strong accounting skills and comfort with financial software.
• Proficiency in property management platforms (Entrata preferred) and Microsoft Office Suite.
• Working knowledge of Fair Housing regulations and industry best practices.

Responsibilities

• Support the General Manager in building a high-performing, motivated team.
• Contribute to a collaborative office environment delivering exceptional service.
• Help implement systems and procedures to improve efficiency and reduce costs.
• Maintain effective communication with the General Manager for smooth operations.
• Assist with additional duties to support team and property success.
• Build relationships with schools, community orgs, and local businesses.
• Participate in outreach events to boost awareness and leasing performance.
• Collaborate with Leasing Manager to leverage marketing opportunities.
• Keep marketing materials and listings accurate and up to date.
• Maintain occupancy at 99%+ and collections at 98%+ of potential income.
• Support NOI goals through cost control and budget oversight.
• Oversee collections and keep delinquencies below 2%.
• Maintain resident ledgers and ensure accurate Entrata reflections.
• Process leases, audits, and manage vendor payments and AP.
• Provide first-class service to residents, prospects, and partners.
• Network with university officials and local stakeholders.
• Assist leasing team in showing and leasing apartments.
• Keep team informed on market trends and competitors.

Education

Bachelor’s degree preferred

2–4 years student housing experience

Strong accounting skills

Financial software familiarity

Entrata and MS Office proficiency

Fair Housing knowledge
