## Resident Care Specialist HVACApplylocations: Chicagotime type: Full timeposted on: Posted Yesterdayjob requisition id: R-102386**Job Description:**## Position SummaryThe Resident Care Specialist is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain production and facility HVAC equipment according to safety, predictive, and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives. This role supports the broader portfolio and requires the flexibility to travel between sites as needed to support strategic and operational priorities.## Essential Duties and ResponsibilitiesThe essential functions include, but are not limited to the following:* Schedules, monitors and/or performs preventative maintenance on all water supplied heat pumps.* Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.* Ensures that work order requests are responded to promptly and professionally.* Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.* Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.* Provides on-call service when scheduled and performs emergency maintenance work when required.* Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.* Assists supervisor with scheduling and communicating with vendors and contractors.* Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness.* Assists with purchasing maintenance supplies for the property while staying within the planned budget.* Accurately prepares and submits property invoices in accordance with established guidelines.* Communicates with supervisor regarding the overall maintenance function of the property.* Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.* Complies with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.## Minimum Qualifications (Knowledge, Skills, and Abilities)* High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience* Associate’s degree in mechanical, electrical, or industrial maintenance a plus* Four or more years of manufacturing experience; strong hydraulic, pneumatic, mechanical and industrial skills with some PLC experience and HVAC; vacuum furnace experience is preferred* HVAC Universal certification a must.* Must be highly motivated and able to work independently**Salary Range:**$25 - $29**About The Company:****Onni**For over half a century, Onni has been building communities for people to live, work, and play.
