Job description

The ReSales Agent manages the sale of investor-owned properties from the initial lead through closing. This includes assisting with pricing, listing and marketing the property, negotiating offers, managing contracts, and coordinating the closing process.

The ReSales Agent serves as the investor’s primary point of contact throughout the transaction, providing clear and timely communication.

The ReSales Agent works as a Transaction Broker in accordance with Florida law, company policies, and brokerage procedures, under the supervision of the Director of Resale Operations and Managing Broker.

General Duties and Responsibilities
Lead Management & Investor Consultation
  • Respond promptly and professionally to incoming resale leads and referrals.
  • Establish contact with investors and conduct an initial consultation to understand the investor's objectives, desired timeline, property status, financial considerations, and expectations for the sale.
  • Maintain consistent follow-up with prospective sellers from initial inquiry through execution of the listing agreement.
  • Accurately document all communications, activities, follow-up tasks, property information, and client status within the company's designated CRM and systems.
  • Educate investors regarding current market conditions, expected timelines, property positioning, and the overall resale process.
  • Coordinate with internal Property Management, Leasing, Turn, Maintenance, Accounting, and other departments as necessary when transitioning an investment property to the resale process.
Property Evaluation, CMA & Listing Preparation
  • Prepare and present Comparative Market Analyses (CMAs) and recommended listing strategies to investors.
  • Provide data-supported pricing recommendations while clearly communicating that final pricing decisions remain with the property owner.
  • Coordinate necessary property information, photography, measurements, disclosures, access instructions, and other listing requirements.
  • Ensure all required listing agreements, disclosures, brokerage forms, and supporting documents are properly completed and executed prior to marketing.
  • Verify property information for accuracy before publication.
Listing & Marketing Management
  • Create, enter, maintain, and update property listings in the applicable Multiple Listing Service (MLS) and company-approved marketing platforms.
  • Ensure listing information, pricing, property descriptions, photos, disclosures, showing instructions, and other marketing information remain accurate and current.
  • Coordinate with the Marketing Team and other applicable departments to maximize exposure for resale listings.
  • Monitor listing activity, showing activity, buyer and agent feedback, market competition, and changes in local market conditions.
  • Provide investors with regular updates regarding listing performance, activity, feedback, market conditions, and recommended adjustments.
  • Proactively recommend pricing, positioning, marketing, or property-condition adjustments when supported by market activity and available data.
  • Maintain accurate records of listing changes and seller approvals.
Offers, Negotiations & Contract Management
  • Receive, review, and present all offers and material communications to sellers in accordance with applicable laws, brokerage requirements, and company policy.
  • Assist investors in understanding material offer terms, timelines, contingencies, financing structures, concessions, and other transaction considerations within the scope permitted for a Florida Transaction Broker.
  • Prepare and coordinate counteroffers, addenda, amendments, extensions, and other transaction documents as appropriate.
  • Facilitate negotiations professionally while remaining within the duties and limitations of Transaction Broker representation.
  • Maintain accurate documentation of offers, counteroffers, approvals, rejections, and material transaction communications.
  • Ensure fully executed contracts and required documentation are delivered to the appropriate parties and brokerage records are maintained in accordance with company policy.
Contract-to-Close Management
  • Take ownership of assigned resale transactions from executed contract through successful closing with the direct support of our Transaction Team.
  • Monitor all contractual deadlines, including escrow deposits, inspection periods, financing deadlines, appraisal requirements, title matters, association requirements, closing dates, and other applicable contingencies.
  • Coordinate communication among sellers, buyers' agents, title companies, lenders, inspectors, appraisers, property management personnel, tenants, vendors, and other parties as appropriate.
  • Assist in resolving transaction-related issues and elevate material concerns to the Director of Resale Operations and/or Broker when appropriate.
  • Coordinate with the Support of our Transaction Team access for inspections, appraisals, final walkthroughs, and other transaction requirements.
  • Work with Property Management Team when applicable, to coordinate tenant information, leases, security deposits, rent information, property records, and other documentation necessary for investor-property closings.
  • Review closing-related information and documentation for accuracy and promptly communicate discrepancies to the appropriate parties.
  • Maintain consistent communication with the investor throughout the contract-to-close period.
  • Confirm completion of required brokerage documentation and transaction files prior to closing.
  • Coordinate post-closing documentation and internal handoff requirements as necessary.
Transaction Broker & Compliance Responsibilities
  • Perform all real estate services in accordance with Florida law and the duties required of a Transaction Broker.
  • Deal honestly and fairly with all parties to the transaction.
  • Account for all funds as required by law and brokerage policy.
  • Use skill, care, and diligence in all transactions.
  • Disclose all known facts that materially affect the value of residential real property and are not readily observable to the buyer, as required by law.
  • Present all offers and counteroffers in a timely manner unless otherwise directed in writing by a party.
  • Exercise limited confidentiality as required under Florida Transaction Broker relationships.
  • Perform additional duties mutually agreed upon with the client when permitted by law.
  • Avoid conduct or communications that could unintentionally create a Single Agent relationship or exceed the scope of Transaction Broker representation.
  • Maintain all required licenses, continuing education, MLS memberships, and brokerage compliance requirements.
  • Immediately elevate legal, ethical, Fair Housing, licensing, contractual, or brokerage compliance concerns to the Director of Resale Operations and/or Broker.
  • Follow all Suncoast Brokerage policies, procedures, documentation standards, and approval requirements.
Qualifications
  • Associate's degree or higher preferred, or equivalent combination of education and relevant professional experience.
  • Two or more years of experience in residential real estate sales, property management, investment real estate, new home sales, or a related field preferred.
  • Experience working with real estate investors and investment properties strongly preferred.
  • Working knowledge of Florida real estate contracts, listing agreements, disclosures, Transaction Broker requirements, and real estate transaction processes.
  • Working knowledge of MLS systems and real estate marketing platforms.
  • Experience utilizing a CRM in a fast-paced, high-volume environment.
  • Ability to prepare and interpret Comparative Market Analyses and relevant real estate market data.
  • Excellent written, verbal, negotiation, and interpersonal communication skills.
  • Strong client-management skills with the ability to communicate effectively with investors throughout complex transactions.
  • Detail-oriented with strong organizational and transaction-management skills.
  • Ability to independently manage multiple listings, contracts, deadlines, and clients simultaneously.
  • Ability to recognize situations requiring management, Broker, legal, or compliance escalation.
  • Ability to develop and maintain positive and cooperative working relationships across multiple departments.
  • Maintain a professional and courteous demeanor in all work-related communications.
