Job summary

Tetra Tech, Inc. is seeking a Replacement Properties Specialist to support applicants in the R3 and SFM programs. You will guide clients through property searches, eligibility criteria, and market conditions, acting as the primary point of contact.

You will collaborate with real estate professionals, program staff, and stakeholders to identify suitable properties, coordinate documentation, and support through to closing, with a hybrid work arrangement in Guaynabo, Puerto Rico.

Qualifications

• Bachelor's degree in public relations, marketing, business administration, or a related field.
• Experience in real estate processes or related field.
• Knowledge of residential real estate transactions, including searches, appraisals, inspections, closings.
• Strong customer service, communication, organizational, and problem-solving skills.
• Ability to manage multiple cases, priorities, and deadlines.
• Proficiency in Microsoft Office and case/document management systems.

Position Summary:

The Replacement Properties Specialist is responsible for assisting applicants participating in the Repair, Reconstruction, or Relocation (R3) Program and the Single‑Family Housing Mitigation (SFM) Program throughout the replacement property search, evaluation, and pre‑closing process. The Replacement Properties Specialist serves as a primary point of contact for applicants during the replacement property process, providing individualized guidance regarding program eligibility and requirements, replacement property criteria, local market conditions, and available housing options. The position works closely with applicants, sellers, real estate professionals, program staff, and other stakeholders to facilitate the identification and screening of suitable replacement properties and support applicants through the steps required to complete the transaction.

Essential Job Functions:

• Serve as a primary point of contact for applicants throughout the replacement property search and acquisition process.
• Assist applicants in identifying and screening potential replacement properties in accordance with Program requirements.
• Provide guidance regarding property eligibility, required documentation, timelines, and available housing options.
• Assist in property‑related activities, including valuations, appraisals, inspections, title matters, and closing preparation.
• Communicate and coordinate with applicants, sellers, real estate agents, appraisers, inspectors, and Program staff.
• Conduct market research and maintain current knowledge of local housing availability, pricing, and real estate trends.
• Track applicant progress, property searches, and transaction milestones, and identify issues that may affect timely completion.
• Maintain accurate case and transaction documentation and ensure compliance with applicable HUD, CDBG‑DR, CDBG‑MIT, and Program requirements.
• Protect confidential and personally identifiable information (PII).
• Perform other related duties as assigned.

Required Qualifications:

• Bachelor's degree in public relations, marketing, business administration, or a related field. Relevant experience in real estate processes may be considered in lieu of education.
• Experience in real estate, relocation, housing programs, property acquisition, case management, or a related field.
• Knowledge of residential real estate transactions, including property searches, appraisals, inspections, title matters, and closings.
• Strong customer service, communication, organizational, and problem‑solving skills.
• Ability to manage multiple cases, priorities, and deadlines.
• Proficiency in Microsoft Office and case or document management systems.

Preferred Qualifications:

• Bilingual proficiency in English and Spanish.

Physical Requirements:

All candidates must be in Puerto Rico to be considered for the position.

Work Environment / Environmental Factors:

This is a hybrid position with an expectation to report to our Guaynabo office 2 or 3 days per week.

Compensation:

The hourly range for this position is $22 - $27 per hour (depending on experience). The base hourly range represents the low and high end of the compensation scale for this role. Actual salaries will be determined based on location, experience, responsibilities, and qualifications.

• Employment Type: Full‑time (contingent upon client approval)
• Work Schedule: Monday‑Friday, 8AM-5PM (no expected overtime)
• Travel Requirements: 50%-75% (to visit properties for sale around the island)
• Work Location: Guaynabo, Puerto Rico
