Reports To: Property Manager / Maintenance Supervisor

Location: Columbus, Ohio

Position Summary

We are seeking a reliable, skilled, and self-motivated Rental Property Maintenance Technician to handle repairs, preventive maintenance, and property turns between tenants. This position is responsible for ensuring rental homes and units are safe, clean, functional, and ready for new residents.

The ideal candidate works independently, manages time effectively, takes pride in quality workmanship, and can prioritize multiple maintenance requests and turnover projects with minimal supervision.

Key Responsibilities
  • Complete maintenance and repair requests in rental properties.
  • Perform property turns when renters move out, including:
    • Patch and paint walls
    • Repair doors, locks, cabinets, and fixtures
    • Replace light fixtures, outlets, switches, and other basic electrical components
    • Perform minor plumbing repairs
    • Repair or replace flooring, trim, blinds, and hardware
    • Complete drywall repairs and general carpentry
    • Replace filters, smoke detectors, and batteries
    • Clean, touch up, and prepare units for new tenants
  • Inspect properties after move-out and identify needed repairs or improvements.
  • Complete preventive maintenance and routine property inspections.
  • Respond to emergency and urgent maintenance issues as needed.
  • Maintain accurate records of completed work, materials used, and outstanding repairs.
  • Communicate effectively with property managers, vendors, and residents.
  • Maintain an organized vehicle, tools, equipment, and inventory of supplies.
  • Purchase or pick up materials when necessary.
  • Follow all applicable safety procedures, building codes, and company policies.
  • Keep work areas clean and dispose of debris properly.
  • Identify larger or specialized repairs that require outside contractors.
Qualifications
  • Previous experience in apartment, residential, rental property, or general building maintenance preferred.
  • Knowledge of basic plumbing, electrical, carpentry, painting, drywall, and appliance repair.
  • Ability to troubleshoot problems and determine appropriate repair solutions.
