Job summary

ProSource Land Services is seeking a Title Abstractor to support projects across Wisconsin. This primarily remote role requires periodic travel to courthouses and public-record offices within the state.

You will conduct title searches, establish chains of title, and prepare well-documented reports on ownership and encumbrances, serving infrastructure and land acquisition projects. The ideal candidate has at least 3 years of title research experience, strong analytical skills, and the ability to

Qualifications

• High school diploma or equivalent.
• Minimum 3 years of title abstracting or related experience.
• Ability to independently conduct title searches and establish a chain of title.
• Knowledge of deeds, easements, rights of way, mortgages, liens, and related instruments.
• Ability to research current and historical property records.
• Identify inconsistencies, gaps, and complex title issues for further review.
• Strong written and verbal communication; detail-oriented and independent.
• Must have a valid driver's license and be able to travel in Wisconsin.

Responsibilities

• Independently conduct title searches and examine public records for properties affected by projects.
• Establish and document current and historical chains of title using multiple instruments.
• Research remotely when possible and travel to courthouses when needed.
• Review and interpret deeds, easements, rights of way, liens, judgments, and related instruments.
• Identify ownership, encumbrances, easements, and other interests affecting property.
• Research older records to determine creation or transfer of property interests.
• Verify descriptions and parcel information; compare with plats and maps.
• Prepare clear title reports, summaries, and supporting documentation.
• Maintain organized research files for review by other professionals.
• Coordinate with project managers, attorneys, and engineers; manage multiple parcels with deadlines.
