Job summary

ProSource Land Services seeks a Title Abstractor to perform independent title searches, establish chains of title, and document ownership and encumbrances for projects across South Dakota. The role combines remote work with periodic courthouse travel to verify records and support land acquisition efforts.

You will review deeds, easements, liens, and related instruments, compile clear reports, and coordinate with project teams to ensure accurate, well-documented findings.

Qualifications

• Minimum 3 years of substantive title abstracting or related experience.
• Ability to independently conduct a title search and establish a chain of title.
• Knowledge of deeds, easements, rights of way, mortgages, liens, and related instruments.
• Ability to research current and historical property records.
• Strong analytical and research skills; attention to detail.

Responsibilities

• Independently conduct title searches and examine public real estate records for properties affected by land acquisition, easement, right of way, and infrastructure projects.
• Establish and document current and historical chains of title using deeds, easements, mortgages, releases, plats, judgments, liens, probate records, court records, and other relevant instruments.
• Research records remotely when available and travel to SD county courthouses and public-record repositories when in-person research is required.
• Review and interpret deeds, easements, rights of way, mortgages, liens, judgments, releases, restrictions, agreements, plats, and other instruments affecting real property.
• Identify current ownership, vesting information, encumbrances, easements, reservations, restrictions, and other interests affecting property.
• Prepare title reports, ownership and encumbrance summaries, research worksheets, and supporting documentation.
