Job summary

Quick Quack Car Wash is seeking an experienced Paralegal to support real estate and development transactions, reviewing legal documentation and title work. You will collaborate with legal, real estate, and development teams to ensure accurate, timely processing of contracts and closing documents.

The role requires a strong command of real estate law, title insurance concepts, and experience with title searches, negotiations, and compliance.

Qualifications

Bachelor's degree in Real Estate, Business Administration, or Legal Studies with an ABA-approved paralegal certificate.

Responsibilities

Review contracts including ground leases, purchase agreements, CC&Rs, SNDAs, and title reports for commercial transactions.
Draft correspondence with opposing counsel, landlords, and sellers on transaction issues.
Prepare critical date summary timelines for internal teams to manage deadlines.
Research and analyze land titles, deeds, and related legal documents.
Prepare and review title reports, abstracts, and summaries for accuracy and compliance.
Assist in negotiation and drafting of property contracts, ensuring title-related conditions are met.
Monitor changes in real estate laws affecting title processes.
Draft title objection letters, responses, and title policy requirements.
Draft and prepare closing documents and escrow instructions.
Support the closing coordinator in facilitating real estate closings.
Manage escrow and ensure timely, accurate handling of funds and documents.
Review final documents for senior management execution.
Coordinate amendments, extensions, and other legal documents for distribution and execution.
