Job summary

Quick Quack Car Wash is seeking a detail-oriented Paralegal to support our real estate and development transactions by reviewing and managing legal documentation, working closely with our legal, real estate, and development teams. The ideal candidate has a strong command of real estate law, title and survey review experience, and a track record in commercial transactions.

Qualifications

• Bachelor's degree in Real Estate, Business Administration, Legal Studies, or related field, plus ABA-approved paralegal certificate.
• Minimum of 5 years of direct experience as a transactional real estate paralegal.
• Thorough understanding of title insurance coverage, policies, forms, and endorsements.
• Strong analytical skills to interpret complex legal documents and resolve title issues.
• Excellent written and verbal communication across teams.
• Solid knowledge of real estate terminology and commercial transactional/financing processes.
• Detail-oriented with meticulous record-keeping.

Responsibilities

• Review contracts including ground leases, purchase agreements, CC&Rs, SNDAs, and title reports.
• Draft correspondence with opposing counsel, landlords, and sellers.
• Prepare date summaries for internal team distribution and deadlines.
• Conduct research and analysis of land titles, deeds, and related documents.
• Prepare and review title reports, abstracts, and summaries for compliance.
• Assist in negotiation and drafting of property transaction contracts.
• Stay current on real estate laws affecting title processes.
• Prepare title objection letters, responses, and title policy requirements.
• Draft and prepare closing documents and escrow instructions.
• Support closing coordinator to facilitate real estate closings.
• Manage escrow as needed with accurate handling of funds/documents.
• Review final documents for senior management execution.
• Coordinate amendments, extensions, and other legal documents.

The ideal candidate has a strong command of real estate law, land purchase contracts, and ground lease agreements, along with extensive title and survey review experience.

• Bachelor's degree in Real Estate, Business Administration, Legal Studies, or a related field, along with a paralegal certificate from an ABA-approved program.
• Minimum of 5 years of direct experience as a transactional real estate paralegal.
• Thorough understanding of title insurance coverage, policies, forms, and endorsements.
• Strong analytical skills with the ability to interpret complex legal documents and resolve title issues.
• Strong written and verbal communication skills, with the ability to collaborate effectively across teams.
• Strong knowledge of real estate terminology and a thorough understanding of commercial transactional and financing processes.

• Proficiency in title search software, Smartsheets, and the MS Office Suite (Word, Excel, and Outlook).

Job Duties

• Review legal contracts, including ground leases, purchase agreements, CC&Rs, SNDAs, and title reports, as well as underlying title documents, surveys, and due diligence materials for commercial transactions.
• Draft correspondence regarding transaction issues with opposing counsel, landlords, and sellers.
• Prepare critical date summary timelines for distribution to internal teams to manage transaction deadlines.
• Conduct thorough research and analysis of land titles, deeds, and related legal documents.
• Prepare and review title reports, abstracts, and summaries for accuracy and compliance with applicable legal standards.
• Assist in the negotiation and drafting of contracts related to property transactions, ensuring all title-related conditions are satisfied.
• Monitor and stay current on changes in real estate laws and regulations affecting title processes.
• Prepare title objection letters, responses, and title policy requirements for commercial transactions.
• Draft and prepare closing documents and escrow instructions.
• Support the closing coordinator in facilitating real estate closings, ensuring a smooth and efficient process for all parties involved.
• Manage escrow as needed, ensuring timely and accurate handling of funds, documents, and transactions.
• Review and prepare final documents for presentation to senior management for execution.
• Coordinate and draft amendments, extensions, and other legal documents for distribution and execution.
