Job summary

Macdonald & Company seeks an experienced construction project manager to own capital projects across its affordable housing portfolio. Remote-East Coast work with portfolio travel is expected, offering exposure to acquisitions, asset management, and investment strategy.

You will lead diligence, scoping, procurement, and execution to ensure projects meet budget, schedule, and long-term preservation goals while coordinating with internal teams for seamless delivery.

Qualifications

• 5–10+ years of experience in construction project management, focused on affordable housing rehabilitation and preservation.
• Experience in owner/developer, GC, or owner's rep environments.
• Strong knowledge of building systems and renovation sequencing, including occupied environments.
• Ability to manage multiple projects across a portfolio in a lean, fast-paced setting.

Responsibilities

• Lead physical diligence efforts, including PNAs, environmental reports, and building systems evaluations.
• Translate findings into clear, executable scopes aligned with underwriting, financing structures, and preservation strategies.
• Drive preconstruction efforts, coordinating third-party consultants, inspection firms, and contractor bidding.
• Identify risks, scope gaps, and constructability challenges early—particularly within occupied renovation environments.
• Support contractor selection, bid leveling, and contract negotiations.
• Oversee execution across multiple projects, ensuring alignment on scope, schedule, and budget.
• Partner with Acquisitions, Asset Management, and Property Management to ensure seamless project delivery.
• Provide clear reporting on project performance, capital deployment, and risk.
