Job summary

Ramsey County is seeking a Real Estate Appraiser - Commercial to evaluate basic commercial, industrial, apartment and special use properties. The role uses mass appraisal, direct capitalization and income approaches, collecting sales data and maintaining detailed property records.

You will work remotely with occasional in-person meetings, and pursue Minnesota licensure as AMA/CMA while complying with E-Verify and equal opportunity standards.

Qualifications

• Two years of post-secondary education.
• Three years of property taxation, real estate or related functions and/or real estate assessment or appraisal experience.
• Licensure by the Minnesota Board of Assessors as AMA within five years; CMA license required by hire; valid Class D driver's license.
• Substitution: bachelor’s degree in Real Estate or closely related field may substitute for the required experience.

Responsibilities

• Appraise basic commercial, industrial, apartment and special use properties using mass appraisal statistical modeling techniques, direct capitalization or gross rent analysis.
• Verify and compile data on all sales transactions; interview buyers, sellers, brokers, closers, attorneys, developers and others to determine sales validity.
• Determine estimated values of vacant land and land component contribution; keep up to date on land markets for models.
• Respond to questions from property owners, attorneys and tax representatives regarding assessments and tax class rates.
• Maintain accurate records for each property with extensive data fields.
• Perform cost analysis and depreciation by identifying building components and features.
