Job description

Company Description:

Spigel Properties is a second-generation commercial real estate company, with holdings in several U.S States, headquartered in San Antonio, Texas. Spigel Properties is led by the Owner and President, Stuart Spigel and the CEO, James Iacuone. The Portfolio is composed of shopping centers with strong concentrations in Ohio, Michigan and Texas.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Key Responsibilities

·Oversee daily operations, maintenance, and tenant relations across assigned properties.

·Schedule and supervise vendors (e.g., landscaping, snow/ice removal, refuse services, etc.).

·Coordinate contractor performance and manage service levels to meet contract terms.

·Conduct weekly property inspections; address deferred maintenance and liabilities.

·Manage leasing activities including showing spaces, tenant move-outs, and lockouts.

·Organize and implement strategies to optimize property performance and growth.

·Ensure tenant requests are resolved promptly

·Review, code, and approve vendor invoices with proper documentation.

·Recommend ways to reduce expenses or increase revenue to ownership.

·Compose professional notices and communications.

·Maintain vendor relationships and oversee contracts, bids, and insurance compliance.

·Understand lease terms to support tenant compliance and service.

·Build and maintain professional relationships with all stakeholders.

·Assist in risk mitigation planning.

·Assist with building the budget for the upcoming year and planning capital expenditures.

·Occasional travel to property sites in the Ohio and Indiana regions, up to three hours plus away, occasionally multiple days per week. Travel is expected to be at least 10% of the time.

·Other duties as assigned.

Maintenance, Construction, and Security

·Oversee physical upkeep and appearance of properties by hiring appropriate vendors.

·Ensure winterization of vacant units and common areas.

·Solicit, review, and manage contracts related to building systems and grounds.

·Working knowledge of HVAC, plumbing, electrical, fire, and roofing systems preferred.

Preferred Candidate Experience/Qualifications:

·High school diploma required; Associate’s or Bachelor’s in Business or Real Estate preferred.

·Experience in commercial property management highly desirable.

·Proficiency in Microsoft Office Suite; experience with Yardi, Crexi, LoopNet, Placer.AI, AutoCAD a plus.

·Strong written and verbal communication skills.

·Excellent time management and organizational skills.

·Ability to work independently and within a team environment.
