Job summary

Foshee Residential is seeking a Regional Property Manager to oversee a portfolio of apartment communities in the Alabama / Mississippi area. This role drives financial performance, operational efficiency, and team success across multiple properties.

You will develop annual budgets, monitor performance, supervise property managers and onsite teams, and coordinate capital projects while delivering a high-quality resident experience and achieving occupancy goals.

Qualifications

• 5+ years of property management experience with staff supervision.
• High School Diploma or GED required; Bachelor’s degree preferred.
• Strong experience with budgets, reporting, and property performance.
• Proficient in Microsoft Office.
• Strong leadership, communication, and organizational skills.
• Ability to manage multiple properties and priorities.
• Valid Driver’s License required.
• CAM, CPM, or similar certification preferred.

Responsibilities

• Develop and manage annual budgets.
• Monitor property performance and financial results.
• Review and analyze monthly variance reports.
• Control expenses and identify opportunities for improvement.
• Supervise and support Property Managers and onsite teams.
• Assist with staffing, hiring, and team development.
• Foster a high-performing, collaborative work environment.
• Oversee day-to-day operations across assigned properties.
• Ensure occupancy and revenue goals.
• Support and evaluate marketing and leasing strategies.
• Coordinate and oversee capital improvement projects.
• Ensure properties maintain curb appeal and operational standards.
• Identify opportunities for property enhancements.
• Support initiatives that drive resident satisfaction and retention.
• Ensure consistent delivery of high-quality customer service.
