Job summary

Atlantic Pacific Companies is seeking an experienced Regional Property Manager for our Market-Rate Division in Tennessee. This role oversees residential properties, leads onsite teams, and collaborates with Asset Management to meet performance goals.

The position requires local travel up to 80% and strong budgeting, leadership, and communication skills. You will coordinate with marketing, manage budgets, and ensure policy and legal compliance across properties.

Qualifications

• Bachelor's degree preferred but not required.
• 3–5 years property management experience.
• Ability to read, analyze, and interpret financial reports and legal documents.
• Proficient with Word, Excel, Outlook; Yardi/Onsite or similar software.
• Knowledge of building trades (plumbing, electrical, gas) and landscaping.

Responsibilities

• Ensure operations comply with Atlantic Pacific's policies and laws.
• Implement and manage site business plans and budgets.
• Review property purchases with budget adherence.
• Partner with Marketing to develop budgets and monitor ad spend.
• Prepare annual budgets for properties for executive review.
• Ensure onsite team training requirements are met.
• Recruit onsite team members as needed.
• Follow up on corrective actions for deficiencies.
• Resolve escalated resident complaints.
• Cover for Property Managers when absent.
