Job summary

Greystar seeks a Regional Property Manager to oversee a portfolio of properties, driving performance and profitability. You will lead property teams, review financials, and implement strategies that maximize occupancy and tenant satisfaction.

The role requires strong leadership, regulatory knowledge, and hands-on management of budgets and maintenance. You will coordinate with leasing, asset management, and regional support to execute initiatives, stay compliant, and deliver consistent reporting

Qualifications

• Bachelor’s/Master’s degree from an accredited college or university preferred in Business, Real Estate, or related fields.
• Proven experience in a leadership role with managing diverse properties.
• Proficiency in using property management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications to complete and produce required reports and other employment documents.
• Strong financial acumen and analytical skills.
• Excellent communication and team management skills.
• In-depth knowledge of real estate laws, regulations, and market trends.
• 3 years minimum of relevant experience.

Responsibilities

• Ensures portfolio and communities meet established operational, financial, and business performance goals by inspecting properties, reviewing reports, and developing action plans.
• Collaborates with CMs to ensure portfolio goals are met and aligned with broader strategy.
• Collaborates with regional support services leaders to improve asset and team performance.
• Oversees budgets and ensures financial targets are met or exceeded.
• Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
• Foster positive relationships with tenants and address concerns promptly.
• Implement tenant retention programs to minimize turnover and vacancy rates.
• Collaborate with leasing teams to develop effective marketing strategies and achieve occupancy targets.
• Oversee maintenance programs and ensure properties are compliant with regulations.
• Conduct site and safety inspections and communicate capital needs for property upkeep.
• Implement preventative maintenance plans to extend asset life.
• Stay current with local, state, and federal regulations affecting property management.
• Identify and mitigate risks related to property management and ensure appropriate insurance coverage.
• Conduct market research to identify opportunities for property improvement and stay ahead of trends.
