Salary Range: $110,000-$120,000 annually
Key Responsibilities
Responsibilities & Duties
SUPERVISORY
- Financial
- Work with Community Managers in the development of an annual budget and business plan for each property.
- Review for final approval with the Director of Residential Management.
- Administrative
- Communicate and monitor policies and procedures both on site and in interaction with the Corporate Office.
- Participate in industry groups as approved by the Director of Residential Management.
- Ensure Loop Supervisor completes monthly audit.
- Marketing
- Review weekly rental report information each week for accuracy.
- Review customer survey reports for trends and address any issues that may arise.
- Review rental rates and concessions for current and prospective customers.
- Review the rental rate schedules for accuracy.
- Supervise Community Manager’s preparation of customer profiles and marketing.
- Personnel Management
- Hire, train, mentor and oversee the job performance of the Community Managers.
- Evaluate Community Managers on their ability to develop quality and professional on-site staffs.
- Assist Community Managers in motivating, training and counseling employees.
- Promote cross-training on all levels.
- Professional Development
- Identify and communicate needs of personnel to the Director of Residential Management and to the Human Resources Department.
- Asset Management
- Inform Director of Residential Management of any incident that could affect property operations (example: fire, earthquake, etc.)
SITE SPECIFIC
- Financial
- Approve property expenditures below threshold.
- Review monthly reports with Community Manager, document discrepancies for the Director of Residential Management and submit changes.
- Review monthly operating statements and budget with Community Manager; optimize site profitability.
- Review rental rates, increases and collections procedures with Community Manager.
- Monitor bad debt.
- Administrative
- Review with Community Manager all aspects of customer relations.
- Assist Community Manager with customer issues and complaints/disputes.
- Monitor all federal, state, county and city ordinances, which may affect properties.
- Be aware and proactive in environmental guideline actions.
- Complete semiannual audit of each assigned property.
- Physical
- Inspect curb appeal, maintenance, preventative maintenance, structural appearance, safety items, condition of vacant apartments and models with the Community Manager.
- Obtain vendor bids and contracts when necessary and review the administration of all other contracts for accordance with company procedures.
- Supervise the Community Manager in scheduling of Capital Improvement Programs.
- Insure that all expenditures, including operating and capital expenses, remain within budget allowances.
- Marketing
- Review all advertising, promotions and concessions for visual appearance, accuracy and cost effectiveness.
- In cooperation with the Community Manager, develop a marketing plan for each property. Submitted to Director of Residential Management.

Skills, Knowledge and Expertise
- Must possess effective verbal and written communication skills.
- Ability to work on initiative with discretion.
- Must possess excellent sales, marketing, motivational skills.
- Must possess knowledge of financial statements and budgets and good analytical skills.
- Must demonstrate effective interpersonal skills.
- Requires ability to drive from one property to another.
- Knowledge of spreadsheet and word processing software packages.
Required Work Experience
Minimum number of years in some or all of the following areas:
- Property Management 3 to 5 years
- Multi-Site 1 year
Certifications and/or Licenses
A valid driver license and any other licenses/certifications required by the state; otherwise, none.
Certified Property Manager Designation is helpful but not required.
Working Conditions
- On-site indoor/outdoor working environment.
- On call 24-hours.
- Position may require a work schedule outside of standard work hours, such as a rotating work schedule or a work schedule other than Monday through Friday.
- Travel to off-site location may be required.
- Position will require the use of a personal vehicle.
- Must be willing to travel out of state.
Physical Requirements
- Must be able to tolerate prolonged, standing, kneeling and walking for up to several hours a day.
- Position frequently will require employee to sit for prolonged periods of time while drive up to a 40-mile radius from office.
- Must be able to lift and move objects up to 30 pounds consistently, with heavier weight necessary at times up to 50 pounds.
- Must be able to perform frequent reaching and handling tasks.
- Must be able to perform repetitive key-stroking activity for up to several hours a day.
