Job summary

Fairstead is seeking a Regional Property Manager to oversee the day-to-day operations of communities within the assigned region, implementing policies and practices to achieve financial goals and optimum performance. You will lead leasing, maintenance, budgeting, and HUD compliance across multiple properties.

This role focuses on rent optimization, resident relations, and safety, coordinating with staff and contractors to deliver high-quality affordable housing across regions in the southeast

Qualifications

• Two (4) years of experience as a Regional Property Manager.
• Proficiency in YARDI/Real Page is required.
• Experience with preparation and oversight of REAC, NSPIRE, and MOR inspections.
• Affordable Housing Industry certifications such as COS | TCS | HCCP | NAHP | CPO | NSPIRE/Inspection Certifications
• Exceptional communication, customer service, and organizational skills.
• Ability to diffuse difficult situations.
• In-depth knowledge of Affordable Housing.
• Ability to manage multiple priorities while producing results.
• Bilingual in English and Spanish is a plus.
• Able to present information clearly to management, vendors, and associates.
• Adhere to tight deadlines and quick turnaround for deliverables.
• Ability to work collaboratively in a dynamic environment.
• Strong written and oral skills.
• Attention to detail and accuracy.
• Proficient in Microsoft Office Suite.

Responsibilities

• Oversee day-to-day property management functions in the region.
• Create and implement leasing and marketing plans, resident relations, and budget reporting.
• Prepare monthly variance analyses for the CFO.
• Conduct monthly budget reviews to ensure NOI targets.
• Address resident complaints promptly and professionally.
• Supervise security measures, incident documentation, and lease-violation reporting.
• Develop and maintain preventive maintenance programs.
• Maximize economic rents through rent level management and outreach.
• Manage voucher processing and TRACS-related issues with Contract Administrator.
• Coordinate with staff and contractors to close out work orders with proof of completion.
• Approve large-scale purchases.
• Perform other related duties as required.
