Regional Property Manager, Exchange Place - Waterbury, CT
General Statement of Duties

The Regional Property Manager is a results-driven leader responsible for achieving financial performance goals and maintaining the physical condition and marketability of the communities. They effectively develop and lead property management, compliance, leasing, maintenance, and resident services teams to accomplish short and long-term objectives for the assigned portfolio.

Supervision Received

Reports to the Regional Vice President of Property Management.

Direct Reports

Property Managers, Senior Property Managers.

Essential Functions of the Position

(Note: Not all duties may be included in every position.)

  • Achieve financial performance objectives and manage financial operations following company and government regulations.
  • Oversee annual budgets and perform financial analysis.
  • Ensure timely reserve fund withdrawals.
  • Review financial results regularly and implement corrective actions.
  • Manage revenue and pricing strategies.
  • Prepare rent increase packages and ensure timely submissions.
  • Collect rents and subsidies, and implement collection practices.
  • Support reporting needs for owners, investors, and agencies.
  • Assess and recommend policy and operational changes.
  • Set operational goals and standards for properties.
  • Enforce company policies and ensure confidentiality.
  • Ensure compliance with LIHTC and HUD programs.
Representation and Leadership

Represent Beacon Communities publicly, develop partnerships, and act as liaison for emergencies.

Team Management

Lead, train, and develop property management teams; manage staffing and succession planning.

Property Oversight

Maintain physical condition and security, conduct inspections, and recommend improvements.

Support other properties as needed and collaborate with maintenance directors.

Resident Relations

Foster positive relationships, collaborate on resident services and marketing initiatives.

Minimum Qualifications
  • Bachelor’s Degree in business or related field; advanced degrees or certifications preferred.
  • At least five years of property management experience, including staff management and financial analysis; multi-community experience preferred.
  • Proficiency in property management operations, affordable housing programs, project management, and software such as Microsoft Office and Yardi.
