Job Summary:
The Regional Property Manager (RPM) oversees the daily operations, financial performance, and overall management of a portfolio of properties within a designated region. This role ensures that all properties are managed efficiently, comply with company policies, and deliver excellent customer service. The RPM will support property teams, implement strategic initiatives, and ensure achievement of occupancy, revenue, and expense control goals.
Key Responsibilities:
- Oversee the operational and financial performance of a regional portfolio of residential and/or commercial properties.
- Lead, mentor, and support on-site property teams, including Property Managers, Leasing Agents, and Maintenance staff.
- Ensure properties meet company standards for occupancy, rent collection, budget adherence, and resident satisfaction.
- Conduct regular property visits to inspect physical condition, review operations, and ensure compliance with regulatory requirements.
- Develop, review, and manage annual operating budgets, forecasts, and capital improvement plans.
- Analyze financial statements and key performance indicators; provide strategic recommendations and corrective actions when necessary.
- Ensure timely and accurate reporting of property performance to executive leadership.
- Collaborate with leasing and marketing teams to develop and implement strategies to maintain high occupancy and retention rates.
- Maintain compliance with federal, state, and local regulations, including Fair Housing and landlord-tenant laws.
- Coordinate and monitor vendor relationships, contracts, and service levels across all properties.
- Participate in hiring, onboarding, training, performance reviews, and corrective action plans for direct reports.
Qualifications:
- Bachelor’s degree in Business Administration , Real Estate, or related field (or equivalent experience).
- 5+ years of property management experience, including multi-site supervision.
- Proven track record of managing budgets, leading teams, and driving operational excellence.
- Knowledge of applicable housing laws and regulations (e.g., Fair Housing, ADA, OSHA).
- Proficiency in property management software (e.g., Yardi, AppFolio, RealPage) and Microsoft Office Suite.
- Strong financial acumen and analytical skills .
- Excellent communication, leadership, and organizational abilities.
- Willingness to travel frequently within the assigned region .
Compensation & Benefits:
- Base Salary: 85,000 to 115,000
