REGIONAL PROPERTY MANAGER – METRO DETROIT – IN-PERSON

Job Summary

The Regional Property Manager is responsible for managing the daily operations for their portfolio in accordance with company policies, lease agreements, and applicable laws. Reports directly to the Director of Property Management. The Regional Property Manager will assist in the development and monitoring of company policies and procedures related to property management; responsible for recruitment, training, development, and supervision of Property Managers, and shares responsibility for maintaining the physical asset and performance of assigned properties. This position also includes assisting the Director and other supervisors with special projects as needed.

Responsibilities
  1. Oversee and direct the day-to-day property operations across the portfolio, including direct management of functional line managers (leasing, resident services, maintenance). Establish and coordinate a communication system involving transactions and activities among Property Managers and the Central Office.
  2. Responsible for monthly review of financial reporting and budget variance analysis; oversee annual operating and capital expenditure budgeting process with property managers and owners. Monitor and make recommendations on budget performance, as necessary.
  3. Oversee, develop, and implement marketing/advertising plans across markets in conjunction with the Property Manager and Leasing Agents. Make recommendations to improve marketing activities; review occupancy status; recommend market rent adjustments.
  4. Perform regular site visits to ensure smooth functioning and organization of site offices; perform physical inspections of the property's grounds and buildings. Ensure the highest standards are maintained; evaluate maintenance, grounds, and housekeeping operations for efficiency. Conduct periodic inspections of vacant apartments for market-ready condition.
  5. Work with the corporate office to ensure that property management practices are implemented and followed. Review/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions.
  6. Work with property managers to recruit, retain, and develop staff at all levels. Perform disciplinary activities. Hire, train, supervise, develop, and terminate employment of supervised staff in accordance with company policies. Perform performance evaluations and assist Property Managers with site-level employees.
  7. Approve all new hires, status changes, and terminations for on-site personnel.
  8. Monitor the processing of work orders, payroll, resident leasing, and occupancy status.
