Job summary

Taft Family Ventures seeks a Regional Manager to oversee day-to-day operations of 600 units across Eastern North Carolina. You will set and enforce operating policies, train onsite staff, and collaborate with the Director of Operations and Division President to hit budget and performance goals.

You will visit sites, review reports, manage occupancy and maintenance, ensure HUD compliance, and assist with annual operating and capital budgets.

Responsibilities

• Provide overall direction, training, and supervision of onsite staff for properties within the portfolio.
• Collaborate with Director of Operations, Director of Maintenance, and Division President on policy development and adherence.
• Perform property analyses to identify issues and implement corrective actions with leadership.
• Regularly visit site offices, review reports, and monitor occupancy and maintenance progress.
• Ensure compliance with Landlord Tenant Act, Fair Housing, and HUD funding requirements.
• Resolve resident relations issues and escalate complaints as needed.
• Inspect properties and evaluate maintenance, grounds, and housekeeping operations to maintain market-ready condition.
• Assist with annual operating and capital budgets and monitor budget performance.
• Handle other duties as assigned.

The Regional Manager oversees the day-to-day operations of the properties in the company’s portfolio which currently consists of 600 units in Eastern North Carolina. This role involves the act of introducing and enforcing policies, procedures and practices, to enable each property to meet budgeted financial goals and achieve operational performance objectives.

Key responsibilities will include:

ESSENTIAL FUNCTIONS

• Provide overall direction, training, and supervision of onsite staff on day-to-day operations, with the responsibility of overseeing the management of all properties within the portfolio while working closely with the Director of Operations, Director of Maintenance, and Division President.
• Effectively provide feedback and insight regarding existing policies and procedures, while having the ability to contribute to the development of company policies and procedures through open communication and collaboration with the Director of Operations and Division President.
• Complete frequent property analyses to identify and diagnose potential or existing concerns, while providing solutions to remedy issues and working with the Director of Operations, Director of Maintenance, and Division President to enact planned changes.
• Regularly visit site offices, inspects field operations, and review periodic reports from onsite managers to determine progress of occupancy and maintenance projects.
• Monitor and ensure adherence to all policies and procedures related to compliance with the Landlord Tenant Act, Fair Housing practices, and funding sources such as Housing and Urban Development (HUD).
• Responsible for resolving resident relation issues and escalated complaints from residents.
• Inspect properties to ensure the highest standards are maintained; evaluate maintenance, grounds, and housekeeping operations in areas of efficiency. Conduct periodic inspection of vacant apartments for market-ready condition.
• Assist with and coordinate preparation of annual operating and capital budgets; monitor and make recommendations on budget performance.
