As a Regional Manager, you will be part of an exciting phase of transforming our business into a tech-forward property management service that aims to revolutionize real estate and industry standards.
What You'll Be Doing
- Providing top-tier operational performance and service to owners.
- Owning the takeover process and assuming operational control post-close.
- Promoting efficiencies through monitoring and training on property management software (Resman, Coupa, etc.).
- Developing annual operating budgets, forecasting income, expenses, and capital projects.
- Supporting and training Property Managers with regular reviews on financials, occupancy, and business activities.
- Communicating with support teams and leadership to develop best practices.
- Working with Regional Maintenance Directors on vendor relationships, preventative maintenance, and cost mitigation.
- Providing capital improvement suggestions.
- Monitoring proposals and contracts for large projects, ensuring proper approvals.
- Knowing the market and visiting competitors regularly.
- Handling resident complaints promptly and appropriately.
- Understanding project-based affordable housing programs.
- Ensuring staff effectiveness through ongoing training, coaching, and counseling.
- Managing performance issues, documentation, and appropriate terminations.
- Reviewing timesheets, vacation, sick leave, and hours worked.
- Promoting team harmony and high job performance.
- Maximizing net operating income through cost control and revenue strategies.
- Collaborating with Property Managers on budgets and forecasts.
- Ensuring property closeouts and accurate financial reporting.
- Developing marketing strategies with Property Managers and Marketing teams.
- Overseeing leasing techniques, lease signing, and documentation accuracy.
- Showing, leasing, and moving in prospective residents effectively.
- Monitoring customer service and maintenance responsiveness.
- Maintaining property appearance and timely repairs through inspections and audits.
What You Must Have
- 5-7 years of third-party property management experience as a manager.
- At least 2 years as a multi-site or area manager.
- A long-term focus and desire to grow within a fast-paced organization.
- Bachelor’s degree from an accredited university.
- A work laptop.
