As a Regional Manager, you will be part of an exciting phase of transforming our business into a tech-forward property management service that aims to revolutionize real estate and industry standards.

What You'll Be Doing
  • Providing top-tier operational performance and service to owners.
  • Owning the takeover process and assuming operational control post-close.
  • Promoting efficiencies through monitoring and training on property management software (Resman, Coupa, etc.).
  • Developing annual operating budgets, forecasting income, expenses, and capital projects.
  • Supporting and training Property Managers with regular reviews on financials, occupancy, and business activities.
  • Communicating with support teams and leadership to develop best practices.
  • Working with Regional Maintenance Directors on vendor relationships, preventative maintenance, and cost mitigation.
  • Providing capital improvement suggestions.
  • Monitoring proposals and contracts for large projects, ensuring proper approvals.
  • Knowing the market and visiting competitors regularly.
  • Handling resident complaints promptly and appropriately.
  • Understanding project-based affordable housing programs.
  • Ensuring staff effectiveness through ongoing training, coaching, and counseling.
  • Managing performance issues, documentation, and appropriate terminations.
  • Reviewing timesheets, vacation, sick leave, and hours worked.
  • Promoting team harmony and high job performance.
  • Maximizing net operating income through cost control and revenue strategies.
  • Collaborating with Property Managers on budgets and forecasts.
  • Ensuring property closeouts and accurate financial reporting.
  • Developing marketing strategies with Property Managers and Marketing teams.
  • Overseeing leasing techniques, lease signing, and documentation accuracy.
  • Showing, leasing, and moving in prospective residents effectively.
  • Monitoring customer service and maintenance responsiveness.
  • Maintaining property appearance and timely repairs through inspections and audits.
What You Must Have
  • 5-7 years of third-party property management experience as a manager.
  • At least 2 years as a multi-site or area manager.
  • A long-term focus and desire to grow within a fast-paced organization.
  • Bachelor’s degree from an accredited university.
  • A work laptop.
