We are seeking an experienced Regional Property Manager to oversee the operational, financial, and compliance performance of a diverse portfolio of residential communities throughout Connecticut. This leadership role requires frequent travel to multiple properties across the state to provide hands-on support, ensure operational excellence, and build strong relationships with onsite teams, residents, ownership groups, and regulatory agencies.
The ideal candidate is a strategic leader with extensive affordable housing experience who can balance financial performance, regulatory compliance, team development, and exceptional resident service while supporting multiple communities.
Key Responsibilities
- Provide operational oversight for a portfolio of residential communities located throughout Connecticut, with regular travel to each property.
- Partner with onsite management teams to establish performance goals, improve operational efficiencies, and drive portfolio success.
- Ensure communities consistently meet company standards for resident satisfaction, leasing performance, occupancy, maintenance, and customer service.
- Serve as the primary operational resource for property teams, offering coaching, guidance, and problem-solving support.
- Direct the preparation and oversight of annual operating budgets for assigned communities.
- Monitor financial performance by reviewing revenue, expenses, and variances against approved budgets, implementing corrective action plans when necessary.
- Develop financial forecasts and identify opportunities to improve property performance.
- Oversee rent collections, subsidy payments, reserve account activity, and revenue optimization strategies.
- Ensure timely completion of rent adjustments, financial reporting, and owner or investor requests.
Compliance & Risk Management
- Ensure all communities remain compliant with applicable affordable housing regulations, including LIHTC, HUD, and other federal, state, and local program requirements.
- Monitor certification processes, occupancy requirements, reporting deadlines, and regulatory audits.
- Protect resident confidentiality and ensure adherence to company policies and ethical standards.
- Respond to property-related emergencies and coordinate communication with internal leadership and external partners as needed.
Property Operations
- Conduct routine site visits and comprehensive property inspections to evaluate building conditions, curb appeal, safety, and overall maintenance standards.
- Collaborate with maintenance leadership to identify capital improvement needs and promote consistent maintenance practices across the portfolio.
- Review property readiness for inspections and ensure corrective actions are completed promptly.
- Recommend operational improvements that enhance efficiency, property appearance, and resident experience.
Leadership & Talent Development
- Recruit, mentor, and develop Property Managers and Senior Property Managers while fostering a culture of accountability and continuous improvement.
- Provide regular performance coaching, establish development plans, and support succession planning initiatives.
- Evaluate staffing needs and participate in hiring decisions to build high-performing teams.
- Promote collaboration between property management, maintenance, resident services, and corporate departments.
Resident & Stakeholder Relations
- Build positive working relationships with residents, community organizations, housing agencies, government officials, ownership groups, and business partners.
- Partner with Resident Services leadership to ensure supportive programs and community initiatives are effectively delivered.
- Collaborate with Marketing leadership to support leasing strategies, occupancy goals, and branding initiatives across the portfolio.
- Represent the organization professionally within the communities served and maintain strong external partnerships.
Qualifications
Education
- Bachelor's degree in Business Administration, Property Management, Real Estate, or a related discipline preferred.
- Professional industry certifications (CAM, CPM, COS, HCCP, or similar) are a plus.
Experience
- Minimum of five years of progressive property management experience overseeing affordable housing communities.
- Previous experience managing multiple residential properties and leading onsite management teams.
- Demonstrated success with budgeting, financial reporting, operational planning, and staff development.
- Experience with mixed-income, affordable housing, LIHTC, and HUD-regulated communities is highly preferred.
- Comprehensive understanding of affordable housing operations and regulatory compliance.
- Strong financial acumen with experience managing budgets, forecasting, and performance analysis.
- Excellent leadership, coaching, and team-building abilities.
- Effective conflict resolution and decision-making skills.
- Strong organizational skills with the ability to prioritize multiple properties and competing deadlines.
- Proficiency with Microsoft Office applications and property management software such as Yardi or similar platforms.
- Excellent written and verbal communication skills.
- Ability to remain composed and responsive during urgent or emergency situations.
Travel Requirements
This position requires frequent travel throughout Connecticut to support a portfolio of residential communities. The Regional Property Manager is expected to maintain a regular onsite presence at assigned properties, conduct inspections, meet with team members, and respond to operational needs across the region. Reliable transportation and the ability to travel extensively within the state are required.
