Essential Duties and Responsibilities
  • Develop the annual budget(s) for the portfolio properties, oversee attainment of budgeted goals, analyze and evaluate financial statements, reconcile monthly statements, and work with stakeholders to resolve performance gaps.
  • Ensure properties meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and implementing action plans.
  • Provide leadership to community managers: interview, hire, train, and manage performance; oversee staffing and supervise community team members.
  • Promote client satisfaction and retention through timely reporting and communication of property performance; respond quickly to client concerns.
  • Analyze market data to identify trends; develop market plans to drive occupancy and revenue growth.
  • Maintain property appearance and physical standards through routine inspections; communicate capital needs.
  • Coordinate vendor and contractor work: research, negotiate contracts, monitor progress, process invoices, ensure communication.
  • Complete reports and analysis; perform other duties as assigned.
  • Meet attendance and punctuality expectations and comply with policies.
Organizational Responsibilities
  • Follow policies and ensure compliance with regulations and standards; report and correct violations.
  • Practice safety techniques; report malfunctions or injuries.
  • Identify improvement areas and provide suggestions.
  • Stay abreast of trends through training, meetings, and information sources.
Work Hours

Corporate office hours are 8:00 am‑5:00 pm Monday‑Friday. Employees may work additional hours as needed.

Qualifications
Education / Experience

High school diploma required. College degree in business, finance, marketing, or related field preferred. Industry certifications (CPM, CAPS, CAM, etc.) preferred.

Experience

First‑hand, seasoned experience in multi‑site property management and residential operations, including all facets of physical, operational, financial, and customer service performance.

Language Ability

Ability to read, write, and communicate effectively; create and present documents to senior managers, clients, and others.

Math Ability

Proficiency in arithmetic, percentages, and calculation of budgets, timesheets, and fiscal reporting.

Reasoning Ability

Understanding of property operations and lease terms; apply common sense to solve problems.

Computer Skills

Proficient in internet, word processing, spreadsheet, database programs; strong proficiency in property management software (Yardi/One Site).

Certificates and Licenses

Current valid driver’s license.

Supervisory Responsibilities

Proven skills to hire, lead, evaluate, and manage subordinates and team members, including maintenance specialists.

Work Environment

Office environment with frequent exposure to outdoor elements; reasonable accommodations may be made.

Physical Demands

Requires use of hands, standing, walking, reaching, climbing; must be able to operate golf carts, travel regularly, and handle weights up to 20 lb independently, 50 lb with assistance.
