Job summary

Dayrise Residential in Atlanta area is seeking a Regional Manager to lead a portfolio of communities, develop on-site leadership, and drive NOI through cost control and revenue optimization. Qualifications

• 4+ years experience as Regional Manager or multi-site leader in property management.
• Bachelor's degree preferred; MBA a plus.
• Professional certifications such as CPM or CAM preferred.
• Valid driver's license and willingness to travel within portfolio.
• Experience with RealPage and/or Yardi required.

Responsibilities

• Provide strategic and operational leadership across a portfolio of communities.

As a Regional Manager, you will play a critical leadership role overseeing a diverse portfolio and driving both operational excellence and team performance. You’ll inspire and develop high-performing on-site leadership teams, foster strong partnerships with vendors and contractors, and implement systems and strategies that optimize performance and maximize Net Operating Income (NOI).

In this role, you’ll take ownership of hiring, training, and mentoring on-site managers while ensuring disciplined cost control, revenue growth, and strong resident retention. You’ll collaborate closely with internal stakeholders and external partners to enhance property performance, elevate the resident experience, and execute competitive marketing initiatives that position each community for long-term success.

This position requires approximately 25% out-of-state travel in addition to regular weekly travel within your assigned portfolio.

What You'll Do:

• Provide strategic and operational leadership to a portfolio of communities, partnering closely with on-site teams to achieve strong financial and operational performance.
• Drive Net Operating Income (NOI) through disciplined cost control, revenue optimization, effective delinquency management, and strong sales execution.
• Collaborate with ownership to establish community goals, performance benchmarks, and long-term objectives.
• Partner with Business Managers to develop and manage annual operating budgets, forecasts, and sales and marketing plans.
• Lead, coach, and develop on-site management teams to achieve occupancy, leasing, and resident retention goals.
• Ensure rental rates, pricing strategies, and revenue initiatives are competitive and aligned with market conditions.
• Review and ensure the timely and accurate completion of all required weekly, monthly, and quarterly operational and financial reports.
• Maintain a strong understanding of each community's performance, product positioning, and competitive landscape to support informed decision-making.
• Foster collaboration across teams while reinforcing accountability, operational standards, and company values.
• Maintain a consistent on-site presence across the portfolio to support teams, access performance, and drive results.

What You'll Need to Succeed:

• Proven experience managing portfolios with multiple ownership groups preferred.
• Strong financial and operational acumen, including budget oversight, forecasting, and financial performance analysis.
• Working knowledge of property management compliance requirements, fair housing standards, and applicable local, state, and federal regulations.
• Exceptional organizational skills with a high level of attention to detail and follow-through.
• Bachelor's degree in Business, Hospitality, or a related field preferred; equivalent experience will be considered. MBA a plus.
• Minimum of 4+ years of experience in a Regional Manager or comparable multi-site leadership role within property management.
• Professional certifications such as CPM or CAM preferred.
• Valid Driver's License required
• Experience with property management systems such as RealPage and/or Yardi preferred.
• Ability to travel frequently within the assigned portfolio.
