Job summary

Woda Cooper Companies, Inc. is seeking a Regional Manager to oversee a portfolio of affordable housing communities across Atlanta, Madison, Savannah, Pooler, East Point and Warner Robins, Georgia.

This hybridTravel role requires coordinating with Community Managers and corporate leadership to drive occupancy, financial performance, and regulatory compliance. You will lead geographically dispersed teams, uphold a customer‑centered service culture, supervise budgeting, and ensure adherence to SHFA

Qualifications

• Bachelor’s degree or equivalent experience in property management or a related field.
• Minimum 5 years’ experience in affordable housing programs (LIHTC, Section 8, etc.).
• Experience with rehabilitation and lease-up of communities.
• Knowledge of Yardi Voyager preferred.
• Familiarity with Fair Housing regulations preferred.

Responsibilities

• Create and maintain a customer centered service culture for prospects, residents, and families.
• Lead geographically dispersed teams to operate a portfolio of properties.
• Maintain excellent customer service to residents, owners/investors, and associates.
• Manage financials including income, expenses, NOI, capex, budgets, and variances.
• Ensure compliance with SHFA and government, lender, and investor commitments.
• Inspect communities regularly to maintain curb appeal.
• Develop and implement advertising and marketing plans for communities.
• Recruit, train, and develop high-performing site and district level staff.
• Provide HR functions: timecards, PTO approvals, attendance.
