Job Description Summary

The Regional Maintenance Director provides maintenance support and is accountable for delivering on our commitments to our residents. This position coordinates, supervises the maintenance staff, and actively participates in maintaining the physical condition of the entire community while promoting resident satisfaction. Responsibilities include ensuring the appearance and working order of the property, including structures, facilities, and systems in apartments, exteriors, and common areas.

Essential Job Duties
  1. Prepares all market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping to ensure quality.
  2. Completes and/or assigns projects/tasks in a thorough, accurate, and timely manner.
  3. Follows up on customer service issues promptly to ensure resolution.
  4. Adheres to all building, county, and state standards and regulations.
  5. Walks units and creates punch lists for issue resolution with staff, construction team, and vendors.
  6. Implements preventative maintenance schedules and procedures.
  7. Assigns tasks, supervises, and evaluates staff and vendors; conducts daily property walks and safety inspections.
  8. Orders, stores, and maintains inventory of equipment, supplies, and materials; completes resident service requests timely.
  9. Possesses knowledge of various maintenance functions such as plumbing, pool maintenance, HVAC, carpentry, electrical, painting, snow removal, and safety issues.
  10. Maintains grounds, pools/hot tubs, common areas, and dog parks, ensuring cleanliness and safety.
  11. Performs on-call emergency procedures as required.
  12. Reports maintenance issues affecting budget, safety, or property condition to the manager.
  13. Schedules and performs preventative maintenance, recording activities accordingly.
  14. Knowledge of housing laws, codes, policies, and systems related to maintenance.
  15. Participates in required training programs.
  16. Provides superior customer service and maintains professional conduct.
Competencies
  • Flexible to work any shift from Sunday to Saturday.
  • Ability to perform basic mathematical calculations and interpret data.
  • Required certifications such as CPO (if mandated) and EPA 608 Type II.
  • Knowledge of safe use of cleaning agents and equipment.
  • Ability to prioritize tasks and organize work efficiently.
  • Reliable transportation for scheduled work and emergencies.
Education and Experience
  • High School Diploma, GED, or equivalent; Trade, Technical, or Vocational school preferred.
  • At least 5 years of related maintenance experience.
  • Minimum of 2 years of leadership experience.
Work Environment

Professional office environment with routine use of standard office equipment. Travel between properties in varying weather conditions is required.

Physical Demands

Must be able to stand, walk, ascend/descend stairs, and operate machinery. Ability to lift up to 50 pounds and travel as needed.
