Clear Channel Outdoor Holdings, Inc. seeks a Regional Director of Development to expand outdoor advertising assets and build government relations.

Qualifications

  • Bachelor’s degree or equivalent four years’ experience.
  • Graduate degree and/or real estate license a plus.
  • Five years of commercial real estate experience including portfolio management, site development, leasing, zoning, or entitlements.
  • Experience in out-of-home advertising or a similarly regulated industry is preferred.
  • Two years’ leadership experience required, preferably in a related field.

Responsibilities

  • Know, understand, and comply with applicable regulations.
  • Negotiate lease agreements with favorable terms.
  • Work with legal counsel on zoning, relocation, permitting, lease actions.
  • Identify viable development opportunities including competitive inventory.
  • Coordinate with Building, Electrical, General Contractors, Surveyors and Engineers.
  • Identify, secure, permit, and build new assets in the market.
  • Work with State, County, and City officials on development matters.
  • Attend regulatory and public hearings.
  • Pursue modernization of ordinances for current technology such as digital formats.
  • Coordinate with VP Real Estate and VP Public Affairs to achieve goals.
  • Manage development team of 2–4.

Clear Channel Outdoor Job Summary

The Regional Director of Development for Clear Channel Outdoor will have an exciting opportunity to develop new outdoor Advertising Assets while building relationships at all levels of government. Strategically manage and grow the region’s portfolio of real estate assets while successfully navigating the federal, state & local regulatory environment and making strategic / tactical decisions about site location, entitlements, design, budgeting, construction and/or acquisition of real estate assets.


Job Responsibilities


  • Knows, understands, and complies with applicable Federal, state regulations, local rules, and ordinances.

  • Negotiates existing and new lease agreements with favorable terms.

  • Works with legal counsel in all matters involving zoning, relocation, permitting, lease contract negotiations, and supports any legal actions.

  • Identifies viable development opportunities including competitive inventory.

  • Work with Building, Electrical, General Contractors, Surveyors and Engineers.

  • Identify, secure, permit, and orchestrate the building of new assets in the market.

  • Work with State, County, and City officials on all matters pertaining to the development of new assets and all relocations.

  • Attends regulatory and public hearings.

  • Pursue modernization of existing ordinances, to provide for the use of current technology such as digital format.

  • Coordinate with the VP Real Estate and VP Public Affairs to achieve shared market goals and objectives.

  • Manages development team of two (2) - four (4).


Job Qualifications


  • Education and Certifications: Bachelor’s degree or equivalent four (4) years’ experience. Graduate degree and/or real estate license a plus.

  • Work Experience: Minimum of five years’ of progressively responsible commercial real estate experience, including portfolio management, site development, leasing, zoning, or entitlements.

  • Experience in out-of-home advertising or a similarly regulated industry is preferred.

  • Two (2) years’ leadership experience required, preferably in a related field.

  • Strong knowledge of market demographics and site-selection factors.

  • Draft, read and comprehend complex and persuasive business correspondence.

  • Ability to present at public hearings and in front legislative committees.

  • Proficiency in reading maps, blueprints, and site plans.

  • Advanced research and analytical skills, including proficiency in Microsoft Word, Excel, Outlook, and PowerPoint.

  • Proficiency in business math, including percentages, ratios, discounts, interest and commissions.

  • Extensive knowledge of real estate principles, field prospecting, lead generation, and regulatory requirements.

  • Understanding of the media and advertising industry, business cycles, and key revenue and expense drivers.

  • Strong business acumen, judgment, critical thinking, and results-oriented problem-solving skills.

  • Exceptional communication and presentation skills, with the ability to convey complex information clearly and persuasively.

Physical Demands

Other Requirements


  • Approximately 50% travel within and outside the market area is required for site scouting, property-owner outreach and prospecting, legislative sessions, company-sponsored events, and industry trade meetings.

  • Valid driver’s license.

  • Access to a reliable vehicle.


Targeted Compensation Range for Massachusetts position is

Min: $160,000. Max: $210,000.


Bonus eligible, subject to the terms and conditions of the applicable incentive plan.
