Job summary

CWS Apartment Homes in Austin, TX seeks a Regional Director to lead a portfolio of 104 properties with 30,000+ Class A units across North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. Location: Austin, TX.

The role reports to a Vice President of Operations and manages 30+ on‑site employees, with growth plans to 150 properties in five years. Strong leadership and financial acumen are essential.

Qualifications

  • Four-year bachelor’s degree preferred; graduate degree a plus.
  • 10+ years of progressive management experience in the multifamily real estate sector.
  • Knowledge of industry trends, best practices, rules, and regulations.
  • Proficiency in Microsoft Office programs, especially Excel.
  • Proficiency in property management systems such as Yardi or similar software and revenue management systems.
  • Valid driver’s license and current automobile insurance.

Responsibilities

  • Oversee all aspects of property management for a portfolio of apartment communities, ensuring operational excellence and compliance with safety practices.
  • Implement operating policies, regulatory requirements, and standards to keep properties clean, safe, and fully functional.
  • Recruit, hire, train, retain, and lead team members within the assigned portfolio.
  • Support, mentor, and hold on‑site managers accountable to provide a safe and superior living experience.
  • Drive growth and development of team members through feedback and coaching.
  • Lead and support large teams across maintenance, leasing, and operations divisions.
  • Meet objective budgeted financial goals and manage leasing and operational strategies for the portfolio.
  • Lease properties at or above market rate for new and existing residents.
  • Use finance, revenue management, personnel, and project management skills to exceed specific financial goals and manage controllable expenses versus budget.
  • Provide timely notification and action planning when variances arise and mitigate negative variances.
  • Conduct regular property inspections to ensure sound tour path, living conditions, and cleanliness.
  • Review safety inspections and incident reports; address patterns or other concerns.
  • Ensure property presentation meets expectations, focusing on the tour route and unit conditions.
  • Escalate concerns related to safety and wellbeing of people or property as appropriate.
  • Deliver exceptional customer service, resolving resident complaints promptly and professionally.
  • Ensure service requests are completed in a timely and satisfactory manner.
  • Maintain a four‑star or greater rating on Google for each property within the portfolio.
  • Ensure employee engagement remains high across the portfolio.
  • Effectively problem‑solve by diagnosing the issue, communicating clearly, recommending remedies, and following through until resolution.
  • Collaborate with corporate departments in income, expenses, physical issues, personnel, safety, and security, establishing credibility and trust.
