Qualifications

  • Bachelor’s degree in business, marketing or real estate preferred.
  • 5+ years as Regional/Director.
  • 10+ years in property management.
  • Strong financial and operational management.
  • Excellent leadership, coaching, and decision-making abilities.
  • Outstanding customer service and conflict resolution skills.
  • Exceptional organizational and time management skills.
  • Strong written and verbal communication skills.

Responsibilities

  • Develop, lead and empower teams to find opportunities and perform at their highest level.
  • Maintain optimal internal financial benchmarks for assets within the portfolio.
  • Enhance customer service programs and work environment for customer value.
  • Manage financial performance by budget adherence and property upkeep.
  • Provide input in asset management decisions and CAPEX scheduling.
  • Assist in evaluating team members and coaching on-site personnel.
  • Review and present information to owners and investors, including monthly and annual reports.
  • Assist in acquisitions through insights, pro forma, and staffing plans.
  • Collaborate with Director of Property Management and COO on regional strategies.
  • Other duties as assigned.

What You'll Do

This person will drive the overall profitability of assigned properties, the development of marketing strategies focused on achieving occupancy goals, maximizing rental rates and collections, controlling expenses, promoting outstanding customer service and serving as a mentor to their teams and peers.

Responsibilities include:
  • Develop, lead and empower teams to find/create opportunities and perform at their highest level while encouraging innovation, clear communication and expert execution.
  • Maintain optimal internal financial benchmarks for each asset within the portfolio; income, expenses, occupancy levels, and cash flow.
  • Enhance customer service programs, develop a work environment that ensures customer service activities, enhancing the value to the organization.
  • Manage financial performance by maintaining budget adherence while maintaining the property at the expected level.
  • Provide input in asset management decisions and scheduling of capital expenditures.
  • Assist in the evaluation of team members, ensure training and development of on-site personnel, assist with coaching, counseling sessions, and terminations.
  • Review and participate in the presentation of all information to owners and investors, to include monthly financial reports, performance reports, annual budgets, and business plans.
  • Assist in new acquisitions by providing insight, analysis, pro forma, marketing evaluations, and staffing plans.
  • Work closely with the Director of Property Management and the COO in establishing strategies for the region.
  • Other duties as assigned
Requirements
Necessary Skills:

  • Judgment - Ability to make decisions in a fast-paced environment; Exhibits sound and accurate judgment; Includes appropriate people in the decision-making process.
  • Planning/Organizing - Prioritizes and plans accordingly.
Qualifications:
  • Bachelor’s degree in business, marketing or real estate a plus, but not required.
  • Must be market knowledgeable to include the history and trends related to real estate, marketing, and the overall economy
  • 5 + years as a Regional/Director
  • 10+ years in property management.
  • Strong financial and operational management skills
  • Excellent leadership, coaching, and decision-making abilities
  • Outstanding customer service and conflict resolution skills
  • Exceptional organizational and time management skills
  • Strong written and verbal communication skills
  • Proficiency with Microsoft Office, property management systems; Yardi experience is a plus
  • Affordable experience preferred, but not required.
