Job summary

WPM Real Estate Management seeks a Regional Business Development Manager to lead growth across the Eastern Shore and Delaware markets, working with condo and HOA boards to set priorities and oversee operations. You will represent the firm at industry events and build relationships with boards, developers and vendors.

The role requires five+ years in condo/HOA management, budgeting experience, and CMCA certification, with strong sales, communication and travel capabilities to support regional

Qualifications

  • High School Diploma or Equivalent; college coursework in business administration, real estate, management or related field preferred.
  • Minimum five years' experience in condominium and homeowner association management, with demonstrated portfolio management.
  • Experience with budgeting and financial management for an organization.
  • Prior business development, client acquisition, proposals or relationship-based sales preferred.
  • Knowledge of the Eastern Shore/Ocean City and Delaware markets with an established local network preferred.

Responsibilities

  • Works with condo and HOA boards to identify priorities and create a cohesive execution plan.
  • Organizes annual meetings for Owners, including notices, agendas and documents.
  • Oversees day-to-day property operations directly or via on-site staff.
  • Prepares and presents budgets; tracks expenses and explains variances.
  • Negotiates and oversees contracts on behalf of the associations.
  • Performs site visits to identify maintenance and enhancement opportunities.
  • Initiates maintenance projects balancing board priorities and budgets.
  • Maintains relationships with Boards to guide policies and responsibilities.
  • Serves as community manager for the portfolio; ensures client retention and satisfaction.
  • Develops new community association management business in coastal markets of Delaware and Maryland.
  • Builds relationships with boards, developers, vendors, attorneys, and accountants to generate opportunities.
  • Represents WPM at industry events and networking functions.
  • Identifies prospects, manages pipeline, and supports proposals and contract negotiations.
  • Maintains communication with leadership on activity, pipeline and growth goals.
  • Coordinates strategy and pricing with leadership; reports to Director of Operations.
  • Collaborates with operations teams to transition new clients from BD to onboarding and ongoing management.
  • May be on call nights, weekends and holidays.
  • Performs other duties as assigned.

Regional Business Development Manager

Location: Owings Mills, MD
Pay: $100,000 annually
Schedule: Full-time | Monday–Friday 8:30am-5:30pm


What You’ll Do


  • Works with Condominium (condo) and/or Homeowner Association (HOA) boards to identify strategic operational priorities and create a cohesive plan for execution.

  • Organizes annual meetings for Owners, including preparation of notices, agendas and related documents.

  • Oversee and/or manage day-to-day property operations directly or, if applicable, through on-site staff.

  • Prepares and presents budgets for effective property management. Tracks expenses and provide explanations for variances.

  • Negotiates and oversee contracts executed on behalf of the Condominium and/or Homeowner Association.

  • Performs site visits on a regular basis, identifying maintenance, repair and enhancement opportunities to optimize property value and appeal.

  • Initiates maintenance and repair projects, balancing Board priorities and budgets against quality and aesthetic considerations.

  • Maintains solid relationships with assigned Boards to ensure continued and effective flow of information. Guides and assists Board members in the development of policies and procedures consistent with good professional practice and in understanding their roles and responsibilities.

  • Serves as the community manager for the portfolio developed through this position and is accountable for client retention, service quality, responsiveness and overall client satisfaction.

  • Develops new community association management business throughout the coastal markets of Delaware and Maryland.

  • Build and maintain relationships with Board members, developers, industry partners, vendors, attorneys, accountants and other referral sources to generate qualified business opportunities.

  • Represents WPM at local industry events, networking functions, association meetings and other business development opportunities within the assigned market.

  • Identifies prospective clients, develops and maintains a business development pipeline, participates in proposal development, conducts prospect meetings and presentations, and supports contract negotiations through closing.

  • Maintain regular communication with the President, Association Real Estate regarding business development activity, pipeline, market opportunities, competitive intelligence and progress toward established growth goals.

  • Coordinates with the President, Association Real Estate on business development strategy, pricing, proposals and pursuit of strategic opportunities, while reporting to the Director of Operations for day-to-day management operations, portfolio performance and internal procedures.

  • Works collaboratively with WPM's operational and support teams to ensure new clients transition successfully from business development through onboarding and ongoing management.

  • May be required to be on call and responding to telephone calls at night, on weekends and on holidays.

  • Performs other duties as assigned, within reason and relevance to the job

  • Demonstrated ability to lead teams and facilitate discussions.

  • Working knowledge of Microsoft Office Suite

  • Ability to quickly learn new technology and computer applications.

  • Certification as Certified Manager of Community Associations (CMCA®) required.


Qualifications


  • High School Diploma or Equivalent; college coursework or degree in business administration, real estate, management or a related field preferred.

  • Minimum five years' experience in condominium and homeowner association management, with demonstrated experience managing complex community association portfolios.

  • Experience with budgeting and financial management for an organization.

  • Prior business development, client acquisition, proposal presentation or relationship-based sales experience strongly preferred.

  • Knowledge of the Eastern Shore/Ocean City and Delaware community association markets and an established local professional network preferred.

  • Work requires no unusual demand for physical effort

  • Work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting or training rooms, conference halls or commercial vehicles e.g., use of safe workplace practices with office equipment, and/or avoidance of trips and falls, and observance of fire regulations

  • Regular regional travel throughout the Eastern Shore, Ocean City and Delaware markets is required for client meetings, site visits, networking events and business development activities.
