What you will do:
This position involves planning, organizing, and supervising the custodial staff responsible for maintaining the cleanliness and safety of City facilities and grounds. The employee oversees daily operations, ensuring tasks such as dusting, mopping, vacuuming, sweeping, cleaning restrooms, and emptying garbage are completed efficiently. The role includes handling minor maintenance tasks like replacing light bulbs and air filters. The employee manages staff activities, assigns tasks, monitors progress, and resolves any issues. Additional duties involve processing work orders, maintaining supplies, purchasing equipment, and managing administrative tasks such as responding to calls and emails.
Expected Hiring Range: $37,315.20 - $41,046.72. The starting salary will align with the candidate’s qualifications. Salaries above the minimum may be considered for highly qualified individuals but within the posted range.
Supervisory and Operational Oversight:
- Leads and supports custodial crew in maintaining cleanliness and safety across City facilities and grounds, including dusting, mopping, vacuuming, sweeping, cleaning bathrooms, and emptying garbage.
Facility Security and Maintenance:
- Manages facility access, including opening and securing doors, setting or resetting security alarms, and locking up after business hours.
- Performs routine maintenance tasks, such as replacing light bulbs and air filters, ensuring safe and functioning building systems.
Floor and Surface Maintenance:
- Operates power tools like buffers, auto scrubbers, and high-pressure washers for the cleaning and upkeep of floors, walls, carpets, and furniture.
- Waxes, buffs, and polishes floors to maintain a clean and professional environment in both indoor and outdoor spaces.
Restroom and Facility Cleaning:
- Cleans and sanitizes restrooms, including toilets, sinks, floors, and walls, and restocks supplies (toilet tissue, hand towels, air fresheners) to ensure consistent availability for patrons.
Special Event Support:
- Assembles and disassembles event furniture and props for special events at City facilities.
- Assists during events by collecting trash, litter, and other debris, and provides logistical support such as delivering food and drinks to concession stands.
Safety and Reporting:
- Identifies and reports safety hazards or other facility maintenance needs to supervisors, ensuring safe environments for all users.
- Documents and tracks maintenance activities, supplies, and equipment.
Weather-Related and On-Call Support:
- Responds to inclement weather conditions by handling storm clean-up, snow and ice removal, and other debris management as necessary.
- Works on-call as part of a rotating weekly schedule and is available for night and weekend duties as required.
Collaboration and Assistance:
- Coordinates with and supports maintenance crews during demanding tasks and contributes to a team-oriented approach to facility management.
Other Duties:
- Performs additional tasks as needed to ensure the overall cleanliness, maintenance, and functionality of City facilities and grounds.
Expertise in Cleaning Practices and Equipment:
- In-depth knowledge of building cleaning practices, supplies, and equipment, with a strong ability to use them effectively and efficiently to maintain facility cleanliness.
Facility Knowledge and Maintenance Skills:
- Solid understanding of building layouts and the specific functions of various facilities.
- Proficient in performing minor plumbing, electrical, carpentry, and mechanical repairs, ensuring facilities operate smoothly.
Floor Care and Cleaning Operations:
- Skilled in operating specialized floor maintenance equipment, including high-speed buffers, stripping machines, and floor wax applicators to ensure clean and polished surfaces.
- Capable of performing manual cleaning tasks such as mopping, sweeping, vacuuming, dusting, and maintaining cleanliness in all areas of the building.
Effective Supervision and Task Execution:
- Ability to interpret and carry out supervisor instructions while reporting any maintenance needs or issues.
- Strong leadership skills in planning, organizing, and directing the work of staff, ensuring tasks are completed efficiently and to high standards.
Safety and Risk Management:
- Well-versed in identifying occupational hazards and implementing necessary safety precautions to create a secure working environment for staff and facility users.
Team Management and Performance Evaluation:
- Skilled in planning, assigning, and evaluating the work of subordinates, ensuring that team goals are met, and objectives are accomplished effectively.
Judgment and Initiative:
- Demonstrates sound judgment and initiative in performing work activities, making informed decisions to maintain smooth operations and high-quality standards.
Minimum Qualifications:
- High School or GED equivalency and some work experience in building custodial and/or preventative maintenance work, or an equivalent combination of education and experience.
- Valid North Carolina Driver’s License
Physical Requirements and Working Conditions:
- Work in this class is described as strenuous using a negligible amount of force occasionally to move objects and complete tasks.
- Work typically involves the ability to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, and repetitive motions.
- This employee must have the visual acuity to determine the accuracy, neatness, and thoroughness of work assigned.
- The employee is subject to hazards including a variety of physical conditions such as moving mechanical equipment, electrical current, exposure to fumes, odors, dusts, chemicals, noise, extreme weather conditions, and vibration.
- The employee is subject to both inside and outside environmental conditions.
