Pearlmark, a real estate investment firm, seeks a highly motivated Investment Senior Analyst or Associate to support its debt and equity platforms in Chicago or New York. You will analyze acquisitions, developments, and debt investments from underwriting to disposition, working closely with senior leaders and reporting to the Managing Director of Investments.

The role emphasizes financial modeling, market research, due diligence, and coordination across asset management and legal teams.

Qualificações

• 2+ years of real estate private equity, REIT, debt, brokerage, banking, or valuation experience.
• Strong analytical and cash flow modeling skills, including distribution waterfalls and construction draws.
• Transaction closing experience
• Highly proficient in Excel and PowerPoint; Argus preferred
• Excellent written/verbal communication and organizational skills
• Familiarity with AI use cases for commercial real estate

Responsabilidades

• Create and maintain detailed cash flow analyses for acquisition and debt transactions.
• Conduct market research to build pro forma assumptions using data sources and broker calls.
• Defend key assumption drivers to senior team members.
• Prepare investment committee memoranda and present materials.
• Collaborate on due diligence, third-party reports, and closing checklists.
• Support joint venture and loan document negotiations; review closing statements.
