  • 4-7 years of experience in real estate private equity, investment management, portfolio management, fund finance, investment banking, or related field.
  • Strong financial modeling skills, including fund- and portfolio-level analysis, DCF modeling, and partnership economics.
  • Experience with distribution waterfalls, promote structures, preferred returns, and capital account modeling is highly preferred.
  • Understanding of fund and joint venture structures, including GP/LP arrangements.
  • Demonstrated experience conducting variance analysis, portfolio performance attribution, and scenario modeling.
  • Strong attention to detail with the ability to manage complex datasets and financial models

Responsibilities

  • Own, maintain, and enhance complex fund- and joint venture-level financial models used for investor reporting, distributions, and performance analysis.
  • Manage and analyze distribution waterfalls, promote structures, preferred returns, capital accounts, and partnership economics across multiple investment vehicles.
  • Perform scenario and sensitivity analyses to support portfolio management and strategic decision-making.
  • Produce variance and attribution analyses, identifying and communicating key drivers of portfolio performance.
  • Reconcile model outputs to operating, financial, and investor reporting data to ensure accuracy and consistency.
  • Establish and maintain model governance procedures, including assumption management, version control, documentation, and quality control.
  • Partner closely with Asset Management, Acquisitions, Capital Markets, Finance, Investor Relations, and Accounting teams to gather inputs and support investment decisions.
  • Evaluate portfolio composition, capital structure, financing strategies, and potential exit scenarios.
  • Support responses to investor inquiries and assist in preparing materials for senior management and institutional investors.
  • Translate complex financial analyses into clear, actionable insights for key stakeholders.

About the Opportunity

A leading institutional real estate investment manager is seeking a Portfolio Management Associate to join its investment management team. This highly visible role sits at the intersection of investing, asset management, capital markets, finance, and investor reporting, providing exposure to all aspects of the investment lifecycle.

The successful candidate will play a key role in overseeing fund- and portfolio-level analytics, investor economics, portfolio strategy, and performance reporting across a large residential real estate platform.
