Qualifications

• College degree and/or Paralegal certificate with work experience as a real estate paralegal.
• Three to five years of experience as a commercial/transactional real estate paralegal in a law firm.
• Ability to read and understand legal descriptions, title reports, leases, loan documents and other contracts.
• Familiarity with balancing escrow disbursements.
• Excellent communication and interpersonal skills to interact with staff, attorneys, lenders, title companies, government agencies and clients.

Responsibilities

• Order and review tract searches, ownership searches, judgment searches, judgment and tax lien searches, and UCC searches.
• Order and review title commitments, surveys and other underlying title documents, policies and endorsements.
• Order duplicate tax bills and estimates of redemption; order entity documents such as Certificates of Good Standing, Articles of Formation and certified copies of recorded documents.
• Prepare/answer title objection letters; negotiate with title companies and other parties regarding title clearance.
• Prepare and review/analyze mortgages, assignments of mortgage, and related financing documents.
• Prepare and analyze loan documents and related due diligence materials.
• Review zoning applications and related due diligence matters.
• Capture and record billable time in compliance with firm policies and client guidelines.
