Overview
The Real Estate Maintenance Supervisor is responsible for the continual inspection and maintenance of facilities, equipment, and infrastructure to ensure customer satisfaction, safety, and compliance with regulatory agencies.
Responsibilities
- Conduct regularly scheduled property inspections to identify maintenance and safety issues requiring resolution for facilities, equipment, and infrastructure.
- Perform hands-on and/or oversee vended services for property maintenance requirements (e.g., plumbing, roof leak repairs, power failures, equipment failures, re-lamping, security/fire call-backs, code compliance inspections, elevator safety logs, locksmithing, furniture repairs and installations) to ensure optimal performance and minimal business interruption.
- Inspect and understand how to operate HVAC, Plumbing, Electrical equipment, and building infrastructure.
- Recommend preventative, predictive, and strategic maintenance solutions.
- Respond to site emergencies such as security/fire alarms, power failures, leaks, HVAC failures, and weather-related issues.
- Ensure all property inspections are documented properly.
- Develop and maintain positive relationships with tenants, anticipating needs and supporting operational requirements.
- Manage facilities vendors to deliver expected service levels within budget; develop bid specifications for vended services.
- Inspect facilities monthly for regulatory and leasehold compliance.
- Perform other tasks as directed by the Property Manager.
Qualifications
- Ability to read blueprints and 3-D conceptualizations; experience in electrical, mechanical, and plumbing systems.
- High school diploma or GED with at least six years of related experience or trade school training.
- Universal CFC certification preferred; additional certifications in electrical, HVAC, plumbing, or related fields are a plus.
- Experience with commercial roof applications and industrial concrete floors is preferred.
- Intermediate skills in Microsoft Office and mobile applications.
- Ability to interpret instructions, write reports, and communicate effectively in English.
- Willingness to travel within the TriState area and have reliable transportation.
- Physical ability to perform tasks such as climbing ladders, walking roofs, shoveling, lifting, etc.
- Spanish language skills are a plus but not required.
- Clean driving record.
