Job summary

Goldman Sachs’ Urban Investment Group (UIG) in Dallas seeks an Associate to join its Real Estate team, focusing on LIHTC investments and real estate debt, supporting asset management and capital strategies across mixed-income and affordable housing projects.

In this role, you will collaborate with internal stakeholders and external partners to drive value, manage performance models, and assist in market analysis and reporting for a diverse real estate portfolio.

Qualifications

• Bachelor’s degree from a four-year college or university.
• Strong academic background - finance, real estate, accounting or math background preferred.
• At least 2-3 years of real estate experience.
• Advanced real estate modelling skills with Excel; experience with Argus a plus.
• Analytical / logical mindset and high attention to detail.
• Strong written and verbal communication skills with the ability to present strategies clearly.
• Ability to work in a fast-paced environment; prioritize.
• Self-motivated with ability to work autonomously and in a team.
• Passion for helping underserved communities and real estate impact investing.
• Interest in collaborating with public sector at municipal, state, and federal levels.

Responsibilities

• Support senior asset management team in managing a portfolio of Real Estate Equity, Debt, Letters of Credit and LIHTC investments.
• Assist in operating, maximizing value and reporting on assets.
• Develop monthly cash flow projections and assist with budgets and reporting.
• Prepare business plans and asset performance models; oversee third-party providers.
• Support debt strategies to maximize value through loan asset management.
• Drive asset strategy with AM leadership and partners.
• Engage third-party partners and supervision of asset visits.
