Job summary

Goldman Sachs’ Urban Investment Group in New York seeks an Associate to join its Real Estate team. The role focuses on managing a portfolio of Real Estate Equity, Debt, LIHTC investments, and related facilities to support affordable housing and mixed‑income developments in a fast‑paced market.

You will work with senior leaders to model performance, prepare business plans, and drive value through strategic asset management, reporting, and stakeholder collaboration.

Qualifications

• Bachelor’s degree in finance, real estate, accounting, or math.
• Advanced real estate modelling skills; experience with Argus a plus.
• Strong analytical and numerical abilities with attention to detail.
• Excellent written and verbal communication; able to present strategies clearly.

Responsibilities

• Support senior asset management team to manage a portfolio of Real Estate Equity, Debt, Letters of Credit and LIHTC investments.
• Assist in operating, maximizing value and reporting on assets.
• Prepare business plans, asset performance models, and monthly cash flow projections.
• Support debt strategies to maximize value and manage loan assets.
• Develop asset strategy with AM leadership and operating partners.
• Lead or assist in exits, covenant monitoring, and disposition processes.
• Coordinate with Finance, Compliance, and Legal for reporting and oversight.
