Job summary

Provident is seeking an Associate in Real Estate Development/Investment to support analyses across office, retail, mixed-use, self-storage, and RV park assets. The role involves ground-up development and acquisitions, with exposure to asset management, leasing, and dispositions.

The ideal candidate will have 2-5 years of experience in real estate finance or development, strong Excel/Argus proficiency, and a talent for data-driven decision making.

Qualifications

• Bachelor's degree in Finance, Real Estate, Economics, or related field required.
• 2-5 years of real estate finance, investments, or development experience preferred.
• Proficiency with loan, lease and investment analysis including debt sizing/structuring and waterfall analyses.
• Experience with asset management, budgeting, and deal execution across property types.

Responsibilities

• Analyze acquisitions, dispositions, refinancing analyses, valuations, and NPV/IRR calculations.
• Build and maintain financial models for investments and development opportunities.
• Assess debt sizing, lease abstraction, rent rolls, and return metrics (IRR, equity multiples).
• Analyze budgets, capital plans, and reforecasts against underwriting assumptions.
• Prepare financing packages for lenders, investors, and joint ventures.
• Conduct market research to inform rent, expense, and absorption assumptions.
• Create investment memos for internal and partner review.
• Support due diligence and coordination of legal documents.
