Job description

Atoms is building the machines that power the next era of progress.

Over the last decade, software has transformed the digital world. But the physical world, where food is made, minerals are mined, goods are moved, and industries are run, remains far less intelligent, far less efficient, and far more constrained. We’re changing that.

Atoms builds Physical AI— real-world robots for the industries that move civilization forward, starting with food, mining, and transport. Our systems are designed to understand, predict, and control the real world with precision, turning complex physical operations into something more reliable, more scalable, and more productive.

This work requires more than robotics. It requires deep integration across hardware, software, AI, operations, manufacturing, and real estate. We don’t just build machines in a lab. We deploy them into real environments, operate them, learn from them, and improve them until they work at scale.

We are roboticists, engineers, operators, and builders. We believe the next great technology companies will not only transform information, but the physical systems that shape everyday life.

If you want to work on hard problems with real-world impact, join us.

What you’ll do

Development and Execution

  • Support due diligence, entitlement, and permitting workstreams across multiple projects
  • Track project schedules, action items, and milestones, and flag slips as soon as they appear
  • Coordinate meetings, document requests, and follow-ups with architects, engineers, consultants, contractors, utility providers, and municipalities
  • Maintain project documentation, trackers, and data rooms
  • Help identify project risks and issues, and bring them to the team with supporting analysis

Financial and Strategic Analysis

  • Build and update project pro formas, construction budgets, schedules, and feasibility analyses
  • Run scenario and sensitivity analyses on site selection, project scope, phasing, incentives, capital expenditures, and operating assumptions
  • Gather and organize market, cost, and site data to support underwriting of development opportunities
  • Prepare executive presentations, budget summaries, deal summaries, and investment committee materials
  • Work with the capital markets team to keep development assumptions current and consistent across project economics

Client and Internal Support

  • Prepare project reports and status updates for clients and internal leadership
  • Join client and consultant meetings, capture notes and action items, and drive follow-ups
  • Organize information and frame key issues so the team can make decisions quickly
  • Use AI tools and build simple automated workflows that cut recurring admin work, such as summarizing documents, extracting data from contracts and invoices, tracking deadlines, and drafting routine communications

What we’re looking for

  • 1 to 3 years of experience in real estate development, acquisitions or appraisals, owner's representation, or a related analytical role
  • Bachelor's degree in Real Estate, Finance, Economics, or a related field
  • Working knowledge of development budgets, pro formas, and feasibility analysis
  • Comfort with a high volume of administrative work: permit and approval tracking, document management, scheduling, invoicing coordination, and correspondence
  • Advanced Excel and strong PowerPoint skills
  • Strong organization, attention to detail, and written and verbal communication
  • Comfortable managing several workstreams at once, proactive, and open to feedback

Strongly Preferred

  • Hands-on use of AI tools to reduce administrative work, including building automated workflows or custom AI assistants
  • Experience with entitlements, zoning, or permitting, or working with municipal planning and building departments
  • Client-facing experience and the ability to represent Atoms professionally
  • Familiarity with the NYC market and its approval processes
