Job summary

Avila Real Estate Capital is seeking an Associate to own fund level performance reporting and credit facility administration for its real estate debt funds, handling daily operations and lender coordination.

The role requires 2–4 years in real estate credit or related fields, strong Excel and AI tool usage, and meticulous execution on external deadlines. This is a full-time position based in California with competitive compensation.

Qualifications

• 2–4 years of experience in real estate credit, fund finance, private credit, commercial banking, or transaction advisory.
• Advanced Excel skills, including models that span multiple workbooks, XIRR, and cash flow return math.
• Fluency in fund performance metrics, including gross vs net, levered vs unlevered, IRR, MOIC, DPI, and NAV.
• Fluency with AI tools in a production workflow, with verification against an approved source.
• Ownership of a recurring deliverable on a hard external deadline.

Responsibilities

• Own the quarterly track record workbooks for the debt funds from build through reconciliation, footnotes, and review.
• Produce fund and loan level returns, including gross and net IRR and MOIC (levered and unlevered), DPI with and without recycling, and the actuals only liquidation return on GAAP NAV.
• Maintain bridges from gross to net returns and from actuals to proforma; own entrance and active LTC and LTV definitions used in investor reporting, with footnotes.
• Submit subline draw requests under the capital call facility for 3–5 times a week per fund, often against same day or next day deadlines.
• Prepare paydown instructions and borrowing base certificates, including rebasing after capital calls, and flag/cure any shortfall against subline balance.
• Confirm cash position and entity routing ahead of closings; reconcile UPB and advance/payoff tapes with Loan Servicing and lender; run internal gate and weekly funding callout.
• Build loan tapes and data pulls for lender/investor diligence; support quarterly covenant packages for facility and back leverage providers.
• Support quarterly investor reporting cycle with the fund administrator, including capital call and distribution notices.
• Respond to due diligence questionnaires and ad hoc investor, lender, and internal reporting requests.
• Benchmark warehouse and subline terms across providers to support facility negotiations.
• Document recurring reporting processes and work with Loan Servicing and Accounting to improve loan level data quality.
