Commercial Real Estate Attorney, Partnership Track (Senior Associate or Partner Level) | Charleston, SC | $160,000 to $260,000
Clients rarely remember who drafted the PSA. They remember who answered on a Sunday when the survey came back wrong. This firm wants you to be that lawyer, and it has built a partnership track around it.
I'm Clark Pollins, a recruiter at Distinct Recruitment, hiring for an Am Law 200 firm's Charleston office.
Why is the seat open?
- The Charleston real estate practice is growing, and the firm wants another lawyer who can own a deal from letter of intent to closing.
What will I actually work on?
- Purchase and sale agreements, negotiated so your client knows exactly what they're buying
- Real estate finance for lenders and borrowers, from first draft to closing set
- Development agreements for multifamily, industrial, hospitality, mixed use and coastal projects, where approvals and timing have to hold up for years
- Office, retail and industrial leases for landlords and tenants
- Title, survey, zoning and land use diligence
- The closing checklist. All of it. Yours.
What happens when a deal goes wrong?
- The firm's real estate litigators sit down the hall. You hand over the dispute and keep the client.
- A client who watches you handle the bad day calmly tends to send the next deal, and then the one after that.
How does partnership work?
- Building a book is the route, and the firm backs you while you build it.
- The billable target is 1,800 to 1,900 hours, so business development has room in your week.
- You get national resources, with deals rooted in Charleston and the Lowcountry.
What does it pay?
- $160,000 to $260,000, because the firm is hiring across two levels.
- Toward $160,000: a senior associate who already runs transactions solo and wants that independence to turn into clients of their own.
- Toward $260,000: a lawyer at partner level with established relationships or portable work.
- Hybrid working, with the split yours to set from day one.
Am I right for it?
- You have 3 or more years on complex commercial real estate transactions, including deals you've led yourself.
- You're admitted in South Carolina, or eligible to waive in or sit for the bar.
- You'd rather own a deal than have every page checked.
- You want to build a practice. A book helps, but appetite counts just as much.
What happens if I apply?
- A confidential first call with me. No pressure, just a conversation about the role and what you want next.
- Two rounds of interviews with the firm.
- Constructive feedback at each stage, whatever the outcome.
