The Salvation Army Midland Divisional Headquarters seeks a Real Estate and Development Director with corporate/commercial real estate experience. This salaried role offers a very generous benefits package and a starting pay between $100,000 and $130,000 per year depending on education and experience.

Responsibilities include strategic planning, property acquisition and sale contracts, lease negotiations, and overseeing construction projects within budget and schedule.

Qualifications

Bachelor's degree in business or related discipline (MBA a strong plus).
Experience in corporate/commercial real estate.
Construction & project management experience is a plus.
Personnel management experience.

Responsibilities

Job description

The Salvation Army Midland Divisional Headquarters is looking for a candidate with corporate and/or commercial real estate experience to join our team as the new Real Estate and Development Director. This is a salaried position that comes with a very generous benefits package. Starting pay is between $100,000 and $130,000 per year depending upon education and experience.

Essential Functions

Manage strategic planning, property acquisition and sale contracts, including due diligence analysis to ensure compliance with Salvation Army policy.
Oversee Lease negotiations and financial analysis for lease renewals, including due diligence analysis and their compliance with TSA policies.
Supervise the negotiations and conflict of resolution with contractors, architects, vendors, etc. regarding all property matters.
Oversee and manage all construction projects to ensure the approved schedule and budget, securing all necessary approvals.
Assist in acquisition and disposition of Officer’s Quarters.
Assist with Facility Needs Assessments and Capital Budgets.
Oversee, approve, and determine validity, in a timely manner, of all payment requests from contractors, architects, consultants, and other property vendors for approved property projects/functions. Oversee the Release of Funds Process. (ROF)

Oversee Property Insurance project claims and payments

Assess property insurance claims. Monitor correspondence between local Salvation Army units, Territorial Headquarters, insurance carriers, and other claimants as appropriate.
Negotiate with insurance carriers, rates, claim refusal, conflict resolution and recommend a course of action to Divisional Finance Board for final decision.
Oversee the processing of payment to vendors for insurance claims.

Give leadership to the Property Department personnel

Recruit, hire, train, develop and supervise Property Department Personnel.
Provides a team with annual personnel reviews for development purposes.
Monitor job performance, providing feedback, and guidance as needed. Create and administer corrective action and disciplinary notices with support from the HR department when needed.
Oversee scheduling, monitor accuracy, and submit payroll for processing.
Ensures that the TSA Policies and Procedures for Human Resources are being followed.

Processing Property Projects

Provide interim approval for emergency property projects under $7,500 and secure approval for larger emergency items through approved channels.
Prepare and present property projects to the Divisional Finance Board (DFB) for approval.
Oversee, communicate, and manage interactions with the THQ Property Department. Prepare and forward projects to Territorial Property Council as appropriate.
Oversee, communicate, and manage legal interaction with THQ Legal Department and local attorneys in connection with the purchase, sale, and/or lease of properties.
Review and approve legal invoices.

Conduct property inspections as needed.
Manage the roll out and implementation of software programs used in property and lease management and project planning; including but not limited to Archibus, Lease Query and TSAMM.
Provide training and support to officers and staff as needed.
Develop and maintain a preferred vendor list.
Develop and monitor preventative maintenance schedules of Midland Division properties.
Oversee the development and management of the department budget.
Travel as needed to properties across the Midland Division.
Member of Divisional Mission and Program Council. (DMPC).
Oversee the proper tax-exemption application process to ensure the tax-exemption status for qualified property in the command.

Minimum Qualifications

Education:

Bachelor’s degree in business or related discipline - MBA is a strong plus
Corporate real estate or commercial real estate experience

Work is performed in a typical office environment with a quiet to moderate noise level. Periodically work will be on construction sites and in warehouses.
